How to Remodel Your Home Without Demolishing Your Marriage

In the eleven years that my husband and I have been together we have moved five times; we have built four homes, and remodelled four others. I am very familiar with what a couple can expect 'under the influence' of construction. Beyond this, my husband is the founder and owner a very successful Design/Build firm in the San Francisco Bay Area, so we have a lateral view of what many, couples go through, over and over again.

The emotional tax during a remodel is very real, indeed. Yet because there is little available information about it we tend to take the hard rout. We think, "Oh, it's not as bad as other people make it out to be!" or "If we don't make a big deal about it, everything will be just fine." And, actually, what choice do we have?

Less than halfway into it, many couples realize that not only is there a huge emotional side to their project, but that it is far bigger than they had imagined it could be. We have all heard about couples who divorced, or nearly separated, after building their dream home. Answers to the question of "why" are limitless, but the bottom line is this: if they knew what to expect and/or had some guidance, they may have still liked each other once their home was finished. Remodelling is a huge deal, and it is not for the faint of heart or the uninformed. Even if you have a very strong marriage, there are likely to be emotional side-effects you would rather avoid, and could, if you exercise the care necessary ahead of time.

Because of my own challenges with this personal aspect to remodelling, I had searched everywhere including book stores under home-construction; home-remodelling, and even the self-help aisle. But I found little that paid the slightest attention to the emotional fallout of home-remodelling. It was just as frustrating to search on-line for any comprehensive guidance that could arm couples ahead of time. All I was looking for was something that would both confirm, and ease, the impact home-remodelling has on domestic life and -not least of all- on marriage.

Remodelling is a multi-layered entity to say the least. There is the physical project which is worth many, many layers all by itself, and then there is real-life before, during, and after the project. As involved as the project will be, your relationship needs equal care and consideration.

I sincerely hope that this article will aid in revealing some common (though not so strange) issues before they become problematic, and lessen the element of disappointment in those you can not foresee.

The sense of accomplishment that comes with witnessing your project to its completion can be very satisfying indeed. The greater reward of such projects, however, is the sense that the experience has brought you and your spouse closer together; that you can enjoy looking back on it ALL with more pleasure than pain; and that the great care you took of your relationship will fill your new home with the natural air of completion, and comfort. These are memories in the making for you both, so it is important to be aware of what is happening between you as you grow your new home together.

My goal is to help you position yourselves for offering greater kindness to one another throughout your entire building process.

Nine Essential Steps.

Essential Step #1

Decide together, that you need to decide how to communicate with each other

Revise your skills; explore new Skill-sets. Buy a book on effective communication for couples, and READ it together. Take a short workshop TOGETHER. But make it fun because fun is an important binder which makes learning something potentially 'ho-hum' much more... well FUN! The more intelligent you are the more you will need it, simple because you are more likely to reasonably talk yourselves out of it. But take my word for it, find a way to agree on your communication styles, and (I'll say it again) have FUN with it because you will need to be able to deal with potentially uncomfortable issues when neither of you feels like it, or when you are both exhausted.

Essential Step #2

Decide on what is true for you!

a. Do you really want that library? Is it essential that you buy your tile from Italy? Can I really live without a room of my own for my projects? When we remodelled our kitchen I hadn't thought about recycling. What a blunder on my part because I believe in recycling. I could kick myself because what's true for me is that I feel responsible for how I live on my planet. So, that is a value I neglected at the time. Why? Honestly, I just didn't want to argue with my husband over it. That's ridiculous! But I learned Essential Step #2 from it and have applied it elsewhere, thank goodness.

b. Champion your partner's truth. This is very important. It is a very engaged form of active-love that pays dividends. When your partner trusts that you not only know what they want, but that you will protect it, everyone relaxes. Remember that you have to ask them what they are not willing to give up; what they absolutely must have to feel satisfied with the design or handling of the job; and what they definitely do not want. Please do not forget to think of your own answers to these and other questions of your own. Once you are clear about what you want you must tell your partner. If they are to be on your side when you need them they must be informed. We generally can not be expected to support what we do not know about. Even when we are aware of our partners needs it is still sometimes difficult to keep it all together.

Essential Step #3

Make the commitment!

Yes, you are actually going to do this remodel. So often one person is on board completely with the project and the other one isn't that keen, but they tell themselves, "we need the room," or "It will make her happy," or "my husband decided ...so I had to go along!" Whatever your reasons and/or reservations, if you are moving forward with the project then do what ever you needed to do to get on board with the reality of it, and plan together how to make it work for you both. When one of you can not wait to begin, and the other is not enthusiastic at all, you will likely create deferred resentment. And for good reason I am afraid. Someone's feelings, opinions and needs, are not being taken care of. Both of you need to win, and both of you need to feel safe and supported if this is going to go as smoothly as possible.

Essential Step #4

Accept the idea of multiple choices!

1. Mono-Way

2. This or That Way

3. Sky-Way

This step provides flexibility. Think Bamboo verses Oak. When considering these nine steps, remember that you have as many choices as you can dream up. In other words, stay away from the mono-way attitude I call MWOTH (MY WAY OR THE HIGHWAY). Remove the stifling air of a stale-mate as in the either/or (this or that way) choice. Brainstorm! The sky is the limit when it comes to ideas. That's sky-way. Make it a game. How many solutions can you each come up with in 60 seconds? Whoever has the most choices, wins. Let yourselves have fun with it; be silly and outrageous; be real and practical too. The point is not to edit yourself, or each other, when playing this game. You will be surprised at the very practical ideas you can build together from just one ridiculous notion.

Essential Step #5

Choose your POA!

a. What is a POA? Position Of Attitude means: adopt how you want to be with the larger picture. Do you want power-struggles? Do you want the culture of your relationship to continue to feel friendly and efficient? Do you want it to feel honourable, clear and unencumbered? Do you have realistic expectations? How do you want to behave when problems come up; personal disagreements; billing issues; budget concerns? The more you think about, discuss, and decide on ahead of time (in terms of how you will be with each other at such times) the better you will likely preserve intimacy. Intimacy and trust are the assets most often at risk during power-struggles and blaming.

b. Decide what out-come you want. This sounds simple enough but it is worth re-claiming. Do you want this to be a happy experience? Do you care more about the bottom-line than about how you treat one another? Is there a middle ground that has wiggle room for you both? Is there a way to view it all so that the budget remains sane AND you don't shatter your relationship over an inflexible iron will?

If you do actually care more about the bottom line, then you have a real challenge. Either you should admit it and deal with the consequences, or find some way to soften your approach so others don't turn on their heels and run away from you as fast as they can. You may really want to preserve your intimacy, and your partner's trust that you are always safe for them to problem solve with (or whatever). However, maybe you've been accused of being really controlling or perhaps even overbearing. In this case, you may feel it is important to find a way to get a grip on what drives you to the point of loosing your grip on the big picture. An active decision to deal with this part of yourself, is a huge act of love that your husband or wife will absolutely notice.

c. Accept the idea of multiple choices: Remember this from Essential Step #4? This is a great tool to bring into building your position of attitude. You can choose what ever attitude you want to have. Remember that the attitude you already have is one you are allowing yourself to have. I know that you didn't come by it accidentally. You earned it through time and experience. Yet, have you ever noticed that there are statistics to back up every point of view on just about anything you can dream up? It's the same with our attitude about anything. So, decide between a selection of attitudes you would most like to hold, and then find the evidence to back it up. It's there if you look for it.

d. From blame to game: The bottom line here is there is no room for blame. If you are creating this project together; championing one another; claiming and sharing your POA; brainstorming for fun and choices; if you are learning and declaring what is true for you... then there is no room for blame. You will find that you are both on the same team, and you're not just pretending to be. Your finished house will not give you back the love you laid at its foundation, nor can it replace the intimacy and trust you sacrifice to it for the sake of any part of it. And dollar equity alone feels very empty at the end of the day.

Essential Step #6

Creating Memories!

Develop an attitude of adventure. This is so important. Get real! Let's face it; this project is not essential to survival. It will make life easier; your friends may be impressed; you will have more room and hopefully everyone will have the space to be who they are in the new digs, but it is not a question of survival. Don't make it about survival. Make it about the adventure and about the stories you get to tell together for years after. You want to shoot for the kind of stories you can safely tell your grandchildren.

Essential Step #7

There are several solutions to every 'unique' problem!

This goes along with the idea of multiple choices. You don't get to misbehave just because you think your issues are unique and this exempts you from: giving up your mono-way attitude; or from effective brainstorming; or from championing your partner; or for that matter, from honouring what is really true for you. Solutions come from Ideas, and good ideas come from you. Recognize the possibilities that are unique rather than the problems that are unique. Brainstorm ways that the unique possibilities may actually take care of the issues at hand.

Very Essential Step #8

Do NOT give up your tools of sanity!

This kind of temporary situation will always take too long. If you practice yoga; if you go to the gym; if you meditate; play soft-ball; go for long walks; play scrabble; see your friends... what ever keeps you sane when life is normal, it is even more important to do them now! Do not accept anything less at this time, and I encourage you to really support one another in absolutely making this happen.

The love you two have, the history, the kids, the pets, the sorrows and the pivotal moments you share together, are all far too precious to compromise even over a house. It doesn't matter how much the house is worth now, or how much it will be worth.

Extremely Essential Step #9

Making it Count!

This remodel will take several months of your lives. Make the shared experiences count toward the overall quality of your relationship and toward the tone of your individual lives. This is a growth experience anyway you slice it. Make it count personally, and in what you learn about being in relationship. Make it count spiritually if you have that persuasion. Make it count in the examples you will set for your children or friends who will go through the same challenges on similar projects.

This final step is by far and away the one that I care most deeply about. In the work I do with grief coaching, it is so clear to me that radical changes in our lives create great losses for us as well as great opportunities. The losses ask us to grow up a little more, and the opportunities as us to share what we've learned. Tearing down and rearranging our home is an experience that stirs our core sense of survival. This is why many people do fly into a survival-mode during a building project. It taunts ALL instincts of self-preservation; currency, shelter, and domestic and emotional safety, to name just four. But remember that this is an optional 'danger'. It is as it were, both perceived and self inflicted. We volunteer to hold onto the image of a better life for ourselves. If all goes south, you could suffer a financial loss, but you probably won't die. Not unless you make yourself, and others close to you, sick with worry or fright.

So make this whole experience count toward who you want to be personally, with your family, and in the world. This way, no matter what happens, you will feel more able to handle anything, simply because you chose; committed to; and preserved who you wanted to be long before the issues arose and it became too overwhelming.

Suffice to say during times of great change we are asked to address our core values. We must do this for the sake of your mutual success, both personally and as a team. We are also being asked to face up to what we want most. These are the essential agreements that we must cling to when we have extreme anxiety, worry and fear. Take care of your selves, and take care of each other. If you begin with these essential steps, you will go very far in achieving success at every level. Your sense of personal pride will extend beyond yourself, and years from now only the glow of fond memories will arise when you remember this time together.

The bathroom is often an area of the home that is not heavily decorated, yet the right decor can create a bathroom that is pleasant and reflects your personal style just as much as any room in your home. The Time is Now For Building a New House

The supply of General Contractors and the price of building supplies make this the perfect time to build the home of your dreams.

If there is one good thing that has come from the Real Estate downturn is that General Contractors are looking for work. A far cry from 2006, when a builder was hard to find that had time to build a custom home. Now is a great time to find a builder to suit your custom home needs.

Contractors aren't the only thing sitting around. The materials like lumber, blocks and roofing are in abundance and the prices are good too. Finding a bargain should be easy if you act soon. By the end of this year, this could all begin to go away...again.

In the Tampa Bay area, with new home sales plummeting, you have your pick of the contractors that you want to build your house. Take a drive in any direction and you can see cleared lots that have grown over. You also see signs in front of model homes begging you to stop in.

Shop around for the ones that most strike your fancy. Take the model home tour with them as well. You might even find one of those that you like, or one that is fully customizable too. Either way, finding one that isn't busy is much simpler now than it has for a very long time.

There is an upside to the stagnant new home sector of the real estate market here in the Tampa Bay area, and that is the shoddy builders have packed their wares and gone away. Today, only the strongest, most reputable contractors are still in business. So you can be fairly assured that you will be dealing with a Certified General Contractor.

The other side to the 2-sided coin is that building supplies are in less demand so that the prices have come back down some. They haven't come down all the way, and probably won't go much further, but they are plentiful. Shop this around too. Go to all the local lumber yards and the big box home improvement centers to compare.

Finding a home builder that will meet your needs should be easier now than ever. You still have to do your due diligence to check them out. But you will find that almost all of the really good ones are still here and ready to work. They will give you what you want, and that is great, friendly, cost and time effective customer service.

If a recession teaches us anything, it is how to treat one another professionally. Having a job and keeping a job are commodities that are a rarity as well. So those that have them want to keep them so they will treat customers with more respect. It is a business model we should adhere to all the time, not just when times are tough.

The bottom line is this. While you might not find the existing home of your dreams on the market today. In the Tampa Bay area real estate market, finding a contractor to build one for you is simpler now than it has been for a very long time. Don't expect this trend to continue too long past 2009, as the markets will have begun the upward swing and this supply of not so busy contractors will begin to dwindle. Shop and compare, and you will find what and who you are looking for. And soon you will be on the inside looking out!

Is it Easy Being Green in a Recession?

Recently, a question was asked in a forum on a website. "Is it possible for companies to save money and lower their carbon footprint?" The answer is yes for many companies. In fact, going Green may be the only way many companies could survive this recession. In the past, companies have survived recessions by cutting employees, performing business process re-engineering, and other techniques.

Energy efficiency/Green solutions are an area which most companies have not focused on in past recessions. As a result, this route represents a new area of cost savings. Business Process Re-engineering (BPR), employee cuts, and other techniques have been done many times before. Each time these cost measures pull in less cost savings. Process have been re-engineered .Employees have been cut to the point where companies lose revenue and services if they cut anymore. Companies are becoming desperate for new avenues of costs savings. Even profitable public companies have to cut available costs because of the economic forces driving down the stock market.

With new technology and favorable tax codes, new avenues of savings are possible. Areas which have traditionally been considered fixed costs are now no longer fixed. The problem is the box. You remember the box. Traditional thinking is referred to as thinking inside the box. Non-traditional thinking is called thinking outside of the box. The problem is that many companies are stuck thinking inside the box by repeating the same old recession cycle cost saving strategies. They know that cutting employees had saved money in the past so why not cut employees again? Why? There are many reasons: loss of employee morale/loyalty, productivity loss, and the eventual rehiring costs for recruiting and training. What about re-engineering business processes? Most companies have re-engineered processes repeatedly. Any significant cost savings have already been saved.

Ecologically friendly cost savings have rarely been investigated to any great extent by the average company. Paper recycling is done in more companies than energy audits. Most companies go through a similar cycle during economic downturns - cut employees, cut product lines, and re-engineer the business. When the economic cycle returns to the positive, the same companies go through the same cycle. Rehire employees, expand the product lines, and re-engineer the new business processes. How do companies get these savings? There are many ways depending on the type of company. They include using energy as a consideration when doing projects. In many cases, no savings are possible. However, in some projects huge savings are available. Using telecom companies as an example, energy efficient data centers cost about the same as regular data centers. This concept is at least five years old. However, regular data centers are still being built, even when energy represents the majority cost in a data center. Companies are stuck thinking inside the box. They take the easy route. Regular data centers are still being built. As a result, companies are forced to rely more heavily on cost savings are being sought through employee cuts, BPR, etc.

"Is it possible for companies to save money and lower their carbon footprint?" If a company looks at conservation from the standpoint of cost saving, then yes. Companies can increase revenue and reduce its environmental footprint. With this economy and the reduction of available capitol - cost saving measures become more important than usual. Unlike during previous recessions, the technology exists which will save energy and may also qualify for tax credits. Tax credits are available at the federal, state, and municipal levels for green buildings.

How do companies get savings from reducing their carbon footprint? UPS for example identified more cost efficient delivery routes. They identified routes which focus on right turns rather than left turns. This was made possible through the use of traffic simulators. Other companies are making the heating/cooling in their buildings more cost efficient while at the same time reaping benefits from tax breaks.

Are there other benefits from companies seeking savings through reducing their carbon footprints? In the words of James Champy.

'Not a company exists whose management doesn't say, at least for public consumption, that it wants an organization flexible enough to adjust to changing market conditions, lean enough to beat any competitor's price, innovative enough to keep its products and services technologically fresh, and dedicated enough to deliver quality and customer service.'

This is easier for a company to obtain if it does so through green technologies and green tax credits in addition to other techniques.

Construction Contracts - Homeowner Tips

State laws are making it really tough on contractors by requiring specific disclosures and statements in their home improvement and construction contracts. The days of handshake agreements are over. Failure to include state-mandated disclosures or statements in a construction contract can result in fines, or make any construction contract null and void.

Many contractors are unaware of these state changes in the laws affecting contracts. Contractors typically run small businesses and put their emphasis on building to state codes rather than keeping track of legal changes required by state contract law. Many contractors still do business on a handshake or use a simple "boilerplate" one-size-fits-all contract that most-likely omits specific state requirements.

Some of the toughest states on construction contract requirements are Pennsylvania, Texas, New York, New Jersey, Florida, and California.

Pennsylvania requires a long list of disclosures to appear in a construction contract - such as start and finish dates, names and addresses of subs, insurance coverage and a phone number for Pennsylvania Bureau of Consumer Protection. Omit these disclosures and your construction contract is unenforceable in Pennsylvania. Some clauses that are commonly found in home improvement contracts can actually render the contract unenforceable. Failure to comply with the state requirements is a misdemeanor if the contract is for a small job under $2,000. But if the job is a larger job - for over $2,000, a violation is a felony.

Texas requires that contractors deliver a 2-page disclosure statement before the construction contract is signed. Texas Property Code requires a notice in contracts for building or remodeling a residential property that qualifies as a homestead. Forget this notice and you're liable for up to three times the actual damages plus attorney's fees. Arbitration clauses in Texas construction contracts have to be in 10-point bold type, or they're void.

New York requires a long list of specific disclosures in contracts for home improvement, home repair, and construction of custom homes contracts. Failure to comply brings a fine of $100 to $2,500.

New Jersey requires all home improvement contracts for more than $500 be in writing. Failure to comply can result in offering the property owner a full refund, or awarding three times any damages caused.

Florida requires a 3-day right to cancel in your contract or you're subject to a $1,000 fine. Omission of the construction industry recovery fund notice in a contract risks a $500 fine.

California requires specific disclosures in every contract. Omit the ones required by sections 7030, 7159 or 7164 of the Business and Professions Code and you may be explaining to the State License Board why your license shouldn't be pulled. If your contract doesn't have the disclosures required by the Code of Federal Regulations section 460, you may be subject to a $11,000 fine! At best, you have no right to collect.

How can contractors protect themselves? Large construction companies hire lawyers to write their contracts. Smaller home improvement contractors have to figure out for themselves what they have to include in their contracts to make sure that they're in compliance. A contract that doesn't have all the disclosures required and that doesn't meet all your state's requirements is like not having a contract at all. Not only are you at the mercy of your customer's goodwill, but you could be in trouble with the law.

Building Your Own House

Most of us only dream of building your own home and living in it for the rest of our lives, well maybe not for the rest of our lives. My grandfather built his home when my father was nine years old and lived in it until he died. As a Carpenter and general contractor, I have always wanted to build my own home but never got the chance.

For anyone interested in building the home of your dreams, I found a few books on home building that seemed to be pretty helpful. I have been remodeling, building room additions, worked on track house framing for years and have done more home repairs than you could possibly imagine. I have found some of these books to be very resourceful and helpful, when it comes to solving some of the problems I run into.

When it comes to building the foundation, it's not just about pouring a concrete slab or footings. You need to run electrical conduit, plumbing supply and waste pipes, make sure the building foundation is square and level, and if you forget one thing, just one thing, you could find yourself in a world of hurt. I have worked on homes where the builder forgot to install electrical conduit and plumbing for a kitchen island. The contractor needed to saw cut the foundation and repair at it, during the home construction. This cost the building contractor around $4600.

Sometimes a checklist makes sense but where you get a checklist for building homes. Well maybe one day, I will try to make one. These home building books have been valuable resources to me for many years and have saved me grief and agony over simple things that often get overlooked.

It's a little overwhelming to even think about building your own home, if you don't have some construction skills. Construction knowledge can be gained through on-the-job training and by reading construction manuals. The best of both worlds would be to have both of these skills.

Construction knowledge can be gained or improved, over time with experience, combined with a couple of great books.

Tips For Dryer Maintenance

The MOST important maintenance for any dryer is a clear exhaust. The shorter the venting run with the least amount of 90 degree turns, the better the performance of the dryer will be. Improperly maintained dryer vent systems can cause premature failure of some of the inner components of the dryer as well as pose a fire safety risk.

For the best drying results, clean the lint filter before beginning each load. If you use dryer sheets, periodically take a soft bristle brush and gently clean the screen with hot soapy water. Over time the sheets leave a waxy film that clogs the screen and prevents good air flow. You may not be able to see this residue well but you can test this by simply running water over the screen to see if it flows through or beads on top.

If you decide to run a cycle with just a few items inside of the drum, toss in a few other items of varying size to promote good tumbling. Dryers with an Auto-Dry cycle will not dry properly with a very small load because of the difficulty of the clothing items making consistent contact with the wetness sensors.

Never use the white plastic exhaust duct on any dryer. This is the inexpensive venting that can be found at many hardware stores. They are not recommended because they create a fire hazard from the plastic materials propensity to attract lint. Over time this lint buildup will clog the vent and force lint to accumulate in the interior of the dryer near the burner tunnel. How to Create the Perfect Patio Experience

By taking time to plan and design your patio, you can create an area where all the different features combine to produce a unique space that possesses character, comfort and charm. In effect, transforming a popular garden feature into an outside room.

To create the perfect patio for your garden, consider the size and position of the patio area carefully. Most people prefer the patio to be close to the house but you may wish to choose a location in a sunnier part of the garden or a position offering a better view.

Once again it is at the design stage where you should be looking into the height of the wall, the type and colour of the brick you are going to use and whether the top of the wall will be finished with coping or incorporate areas for planting.

Another option worth considering is having contrasting edging at the patio's perimeter, which can be in terms of both colour and material. A patio constructed of slabs can be given an elegant block edging, providing a simple but effective counterpoint to the main patio area.

Whatever design you are looking for, it is advisable to produce scale drawings to visualise the finished patio. Scale drawings can also assist in calculating the quantity of materials needed.

Patio slabs

Stone slabs or flags come in many shapes, sizes and colours. The main types of stone are natural stone and reconstructed stone. Natural stone is what its name implies and is the more expensive of the two; but natural stone slabs can vary in size and thickness and consequently will require a higher degree of expertise to lay.

Reconstructed stone slabs - sometimes described as reconstituted or artificial stone - are concrete units where a specific concrete mix has been designed to resemble natural stone. A wide range of natural stones can be imitated including Bath stone, Portland stone, Stainton stone and red terracotta.

A word of caution on reconstructed stone slabs. Although they are the less expensive option, the quality can vary greatly and the cheapest stone slab often bears little resemblance to the natural stone it is trying to imitate. So it's advisable to look around to find the best supplier.

Foundation Waterproofing Vs Dampproofing

Most people who build a new home with a basement plan on making it an added living space. New homeowners want to install a large screen TV, a pool table or maybe another bedroom. They expect that their basement will be dry and free of water. But what they don't know is that it may be possible that their basements are not waterproof.

Water vapor that gets into a basement causes the musty odors that you smell in a basement. Any liquid water that gets into a basement can damage carpets, drywall and any insulation that is installed inside the basement. And it can cause mold to grow.

First the Basics

Not all foundation coatings are waterproofing. When foundations are built, many are coated with what is called dampproofing. This is a bituminous asphalt membrane that is black in appearance. While it has been used for decades, it does not truly waterproof a basement. Dampproofing can stop water vapor, but that is it. Dampproofing cannot stop liquid water from getting through the foundation walls and into the basement.

Foundation Waterproofing Membranes

According to the ICC-ES, a non-profit public benefit corporation that evaluates products and sets performance criteria for the residential building market, waterproofing must do three things. First, it must stop water vapor. This gaseous form of water is released by the surrounding soils and can move through the foundation walls and into the basement.

Secondly, waterproofing membranes must be able to stop liquid water under hydrostatic pressure. In easy to understand terms, hydrostatic pressure is the force exerted by liquid water that is in the soil. You can think of it just like the water in a water tower. The taller the soil and therefore the higher the water column in it, the greater the hydrostatic pressure against your foundation. Also, the amount of water that is in the soil itself can affect the amount of hydrostatic pressure. The greater the amount of water in the ground, the higher the hydrostatic pressure exerted against the foundation.

Third and most important is that waterproofing must span a crack in a foundation. Foundations crack as a normal process of concrete curing, and if that crack is not sealed against water intrusion, it can leak when it rains.

Why Dampproofing will not Stop Water

Dampproofing does not have the ability to stop liquid water under hydrostatic pressure. This is because it goes on very thin, only 10 mils thick in some cases. Water under hydrostatic pressure can go right through it.

Because the dampproofing is brittle and has no flexibility, it cannot span a crack in a foundation. When the foundation cracks, so does the dampproofing. Therefore, liquid water can penetrate into the basement area.

The terms waterproofing and dampproofing are incorrectly used interchangeably. So, when you are building your new home, be sure that your builder is using a quality waterproofing membrane. It will give years of protection and effectively give you a larger living space that will stay dry and keep your finished basement safe from water.

Frozen Pipes - Home Advice For Repairs

First, it's important to know which pipes are frozen. If your water will not drain, this means your drain pipes are frozen. If no water comes out of the faucet, this means that your supply line pipes are frozen.

DRAIN PIPES:

What to do: If your sinks, toilets, showers or tubs will not drain, this means that your drain pipes could be frozen. If your drain pipe is frozen, open cabinet doors or cut into your walls or ceilings to allow the heat from your home to get to the pipes. To heat your pipes faster, a hair dryer is a great way to warm them up. Please use the hair dryer with care - if water starts leaking out, the hair dryer can short circuit.

Why it happens: Many times pipes freeze due to finishing off a basement. When the basement was unfinished, the pipes were exposed to the heat of the home. Once the basement is finished, the sheetrock and insulation blocks off the pipes from getting heat from the home. If the pipes freeze, the could cause damage to newly finished basements.

How to prevent it: A simple precaution for preventing frozen drain pipes can be as easy as cutting a 6x9 return air grate in the area to allow warmth into the joyced cavity. Always remember to insulate your pipes from the cold, but not from the heat in the house.

SUPPLY LINE PIPES:

What to do: If your water will not come out of the faucet or shower head, this means that your supply line could be frozen. Your pipes could be burst, so first you must shut your water off at the main. You will want to get heat to your pipes. The best way to heat them is to open cabinets and doors, cut holes in the walls and use fans or hair dryers to warm them up. Again, please use care when working with the hair dryer, if it gets wet, the hair dryer can short circuit. Warming the pipes is important, and the extent of the damage cannot be determined until they are mostly thawed.

Why it happens: Many times pipes freeze due to recently finishing off a basement or a change in insulation. The pipes in your home need to be insulated only from the cold on the outside, but not from the heat on the inside. If your pipes are insulated from the heat inside your home, they have no way of staying warm.

What do do after the pipes are thawed: If after the pipes are thawed, there are non leaks, many times full operation is returned. Sometimes scale and sediment move through the lines because of the glacial-like action of ice, which pushes sediment into blocked pipes. Because of this, ariators and shower heads may need to removed and cleaned for them to work completely.

If a leak develops because of burst pipes from ice, turn the water off again, and call a plumber. It is helpful to know exact location or even cut open walls to identify the exact location of a split pipe.

How to prevent it: If you are worried your supply lines are going to freeze because of past history or evidence to support that, some plumbers may recommend letting run to keep the water flowing - similar to a water tower. Please do not do this! This can be just as dangerous. The water usually cannot go down the pipes fast enough and it can develop layers of ice and plug the pipe, causing an unattended running faucet to overflow the sink. Another way to prevent a freeze is to take care of those leaky faucets. The dripping into the drain can cause an ice buildup and eventually cause a frozen pipe.
