Steps to Creating Safe Deck Railings

Railings are the most visible element of any deck. They make an instant design statement for all to see and admire from a distance and close up. Deck railings do more than add a safety feature to a deck. They establish the style and limits of the deck space itself. Local building code standards won't affect the nearly endless number of deck design choices and construction choices to be used. Railings are not necessary on all decks but when they are, usually because of the deck's height above ground level, it is important to make a wise choice as to their design and structure.

Step #1 - Deck Height:

Railings are generally required for decks over 36 inches high above ground level and for any set of stairs. However, 24 inches might be a better minimum because in today's society people are more likely to sue a homeowner in the event of a fall. All it takes is one too many drinks and no railing for an accident to occur. In many cases the injured parties who launch these lawsuits are relatives or friends who just happen to be the individuals most likely to be on your deck. It's better to be safe than sorry!

Step #2 - Railing Height:

Railings are generally 36 to 42 inches above a deck's surface. They can be as low as 30 inches or as high as 48 inches depending upon the height of the deck above ground level. The rule of thumb is: The higher the deck; the higher the railing. This is all done for safety considerations. Deck railings can have wood, vinyl or aluminum balusters as well as louvers. They can be built with solid facings that can include plywood siding, plastic panels or tempered glass. However, they need to be a safe height above the level of the deck.

Step #3 - Railing Construction:

Railings are made up of vertical posts capped and joined by a cross member laid flat. The cross member may be the same width or wider than the posts. The spacing distance between the posts depends upon the cap's size and the horizontal rail's length. For example, 4x4 posts can be spaced up to 4 feet apart under a 2x4 cap while 4x4 posts can be spaced up to 6 feet apart under a 2x6 cap.

The strongest and simplest railings are those with horizontal parts secured by bolts or screws to the outside faces of the posts. For a cleaner, more streamlined railing, the horizontals would be placed between the posts. Building codes specify the maximum space between balusters, often 4 inches. Screws and bolts are always a better choice for the construction of railings.

Railings should coordinate with the architectural style of the home in some way. This can be done in terms of materials used, detailing and connections. It is important to check with local building code bylaws to clearly determine the requirements in terms of railing height, material types, lumber sizes, distances between support posts and distances between balusters.

The important things to do in the building of deck railings are to create a railing that complements your overall deck design, to comply with local building codes and to take the time to do the job as well as possible. In no time you'll have a railing system in place on your deck that will be the envy of the neighborhood.

Building Inspections - Permits and Problems

Things to Know

1. The General Contractor or the person that the Building Permit was issued to must make all inspection requests.
2. Building Permit Cards must be posted and building plans must be available at the jobsite or the inspection will not be performed and a penalty can be charged.
3. Permit Fees are based on the valuation of project defined as labor, materials, plus profit
4. If the project is large enough a plan review will have to be completed by the building inspector

Who are They

The BDI inspects approves and issues all permits required by code for new construction and for repairs and additions to all public and private buildings. They assure safe building standards for the general safety and welfare of us all. When Do I Need a Building Permit Building permits are required when any structural change or major alteration is made or for new construction. Normal maintenance doesnt need a building permit.

Here are some common examples, although this list is not complete:
1. New structures
2. Enlargement of existing rooms
3. Porches, decks, and retaining walls
4. Anything involving structural beams, joist replacement or bearing support
5. Foundations and footing repair, underpinning or shoring up of a structure
6. The conversion of basement or attic space to living quarters
7. All new fences except the replacement of existing fences
8. An entire new roof, when roof work is not replacement of like material

When Don't I need a Building Permit

Here are some common examples, although this list is not complete:
1. Ordinary repairs to residential buildings and structures, there could be height restriction here.
2. Plaster patching, exterior and interior painting, floor sanding and refinishing, floor tile, carpeting, replacement of flooring
3. Repair or replacement of gutters and downspouts
4. Replacement or repair of exterior doors and non-fire rated interior doors whenever no modification is made to the opening
5. Wall paneling applied directly to wall surfaces; acoustical ceiling tile applied directly to ceiling surfaces;
6. Installation of battery-operated smoke detectors
7. Replacement of existing fencing, same height, material and location in the rear or side yards
8. Non-dish radio or television antennae

The BDI will focus on all common areas unless there is a specific complaint. In that case they can go anywheres in a building. They do not need an owners permission to enter a unit, but they do need the tenants permission to enter an apartment. They will look at all common areas to sleuth out dangerous or hazardous code violations or egress issues. They are essentially interested in safety issues and will look especially for fire extinguishers, doors, lighting, stairs, doors and smoke detectors. If there are any violations of code they will issue a "notice of violation" or NOV.

What They Do: They will inspect a property for three reasons:

1. Law requires general inspections to uncover and correct safety issues and code requirements. These inspections are mandated periodically.
2. Someone has complained
3. To review new construction work for safety and code violations.

The Dreaded "Task Force Inspection"

If a building is a nuisance and gets repeated complaints then the city can call in many or all the agencies and create a task force to inspect the building. The agencies involved can include fire, health, police, and the D.A. The task force is only formed for the worst offenders, generally drug dens or health hazards.

Construction Inspections

The inspector is looking to see that the work is up to code and does not exceed the scope of the permit. Very often, construction will take place and other issues come up. If they exceed the parameters of the work approved they can deny approval of the work. Now you have to come into compliance and that can mean a bureaucratic snafu or worse. A citation or NOV (Notice of Violation) is issued and you will need to apply for another permit to fix the problem to come up to code. When the work is completed according to the demands of the BDI, you will need another inspection to get cleared. If you still have problems with getting the work approved you have a few alternatives

Fighting the BDI

1. Know the code: You will need to prove the condition cited is legal
2. Get all the permit plans the DBI has and try to make a case that the condition is historical
3. If its an older building it may be grandfathered
4. Talk to the senior inspector and make an informed case
5. Talk to a real estate attorney or engineer

The Hearing

This is your last effort to right a wrong. You can have your attorney or property manager or possibly a structural engineer make your case. This is your last ditch effort to allow a condition to remain in place. Obviously, you dont get to this unless there is a lot of money at stake.

Garage Door Repair

Sometimes, your garage door is not functioning the way it should. For simple problems, you could almost certainly do some of the fixing yourself. Here are some common garage door problems you can repair yourself:

Your garage door goes up and down by itself. No, its not the bogeyman. The explanation is actually simple there must be someone in your neighborhood that uses a security or access code similar to the one you are using. This can cause interference with your radio receiver. Radios in police cars and airplanes also have the same effect. How do you make sure this does not happen again? Simply change your code.

The process for changing a security or access code differs from one garage door opener to another. As a general rule, you just need to hold the transmitter close to the openers box and push a certain transmitter button for thirty seconds (consult your manufacturers manual to find out what button to hold down). Most openers that are new models are equipped with a rolling code that changes automatically once the transmitter is used.

Your garage door goes halfway down and back up when you try to close it. In this case, you might y be using a garage door that has a safety sensor system that detects if there is any obstruction to the door coming down and tells the machine to pull the door back up. Your door automatically opens up again when it senses any obstruction a bucket or broom, maybe. Just remove the obstruction and your door should again work perfectly.

This problem may also happen if your sensors lenses are dirty, dusty or has a condensation built up (sometimes spiders web). The system will think that something is in the way, causing the door not to close. Keep the lenses clean.

Nothing happens when you press the transmitter. If you suspect that your transmitter is not working, you may want to change the battery or look for the power source to see if it is working. If this does not fix it, your transmitter might be damaged and needs to be replaced. Call the service company.

Sunroom Installation

You need to take several things into consideration when you're thinking of a sunroom installation and there are many options to choose from. Maybe the first thing that will come to your mind is the price, but this all depends on how big you want your sunroom to be and what type of material she will be using. For example, if you want an aluminum sunroom and you're just thinking of adding a few windows, then it is going to cost you much less than if you had the entire sunroom constructed out of glass and wood. So there are a few factors that you must consider before you get started.

When building a sunroom you start with the foundation and it is impo10FFrtant to build its foundation to the building codes of your local area. These codes will vary depending what kind of climate to live in. If you have a lot of freezing during winter, then it stands to reason that the foundation has to be deeper in the ground and this will mean more expense in labor and materials. But if you have an existing patio then the expense won't be as much.

Of course the major expense in a sunroom is the number of windows that you intend to use and also the type you have in mind. For example, if you are going with fixed windows will be less expense than if you order custom installation. Another cost difference would be in the type of glaze that you choose to put on the windows. This glaze can control sunlight and block out damaging rays but keep in mind the more your windows can do the more expensive it will be. You will find a difference in the materials that you choose and this will affect costs also. The cheapest material is PVC and the next one up the line is aluminum with the most expensive being wooden material.

Worthwhile Home Improvements

While most homes require minimal improvements, you will be much better off if you make the types of changes that are worth the extra investment.

Though there are no guarantees that any sort of home improvement will allow you to list your home at a higher price, some home renovations are much more worthwhile than others. While several people may decide to knock down walls and purchase designer cabinetry, others may find that basic changes are quite important. The three repairs that tend to result in a larger return include floors, roofs, and kitchens.

Let's begin with your floor. What does your floor look like? If you have wall to wall carpeting, is it in good shape? If your floors consist of hard wood, is it polished? Make sure that carpets are stain free and that wood shines brightly. However, if your floors have seen better days, it may be timABDe to replace them. Though carpet tends to be cheaper than wood, wood often sells much better. Many buyers love the look of hardwood floors throughout a home, and while you are in the selling process you can always place throw rugs on top of your wooden floors to protect them. Aside from carpet and wood, you may consider ceramic floors for some of the rooms in your home... just make sure that your tiles are not chipped, cracked, or loose. Next, turn your attention to your roof.

Believe it or not, prospective buyers will always ask about your roof. When was it last fixed? When was your roof installed? Have you had any problems with your roof? Are there any loose shingles? A new roof can be a great selling point, and this home improvement should never be overlooked. You know it (and buyers know it) - roofs are expensive to replace. Still, if your roof is in desperate need of attention, find the money and replace it. Buyers will certainly walk away from a roof that needs to be renovated. Lastly, look to the one room in the house that everyone loves to spend time in ... the kitchen.

When you think of an ideal kitchen, what sort of image comes to mind? Though your picture perfect kitchen may come with marble countertops and gleaming cabinets, it definitely does not come with chipped counters and broken down appliances. Spend a few moments staring at your existing kitchen, and decide if your counter, backsplash, cabinets, and appliances are in good shape. If not, begin repairing your kitchen, and start with the countertops. You don't have to replace an entire kitchen, just make sure that everything appears to be new and clean.

Spending a small fortune on home renovations is not necessary, but make sure your kitchen, roof, and floors are up to par. Once you create a desirable house, buyers will begin to see your home's overall appeal ... and isn't that the whole point?

Sanding Hardwood Floors

There are certain hardwoods that are vulnerable to weather and climate changes. Some woods contract or shorten when it is hot. Others expand when there is moisture. When this happens, the floor becomes uneven. If left unchecked, it could ruin the look of the room and even become hazardous enough to cause accidents.

You do not have to take out the planks and replace them. The more practical solution is to sand them. Sanding your floor is a project that needs your dedication and time, whether you do it yourself or hire a contractor for it.

Sanding It All Away

For the initial sanding, you will need to use the coarsest sandpaper- the 20 grit. There is a sanding machine that you can use to make the whole ordeal easier and faster.

For efficiency, you will need to sand the floor at a 45 degree angle to the grain. It may take several rounds before the surface evens. It really depends on the precision of the tongue-and-grove milling of the hardwood.

Another technique is pushing and pulling the sander as it moves. The pressure is strong as it moves forward. You will need to lift the sander at an angle and apply pressure as it moves back. Continue this method until the diagonal scratches are not visible anymore. You must be careful that the traces of the sandpaper are eliminated. The slightest pattern will show after you apply a coating.

The process may take a long time. Be prepared to change the sandpaper form time to time. Stock up on 20, 36, 60, 80, and 100 grit sandpaper. For wood that is coated with aluminum oxide, use a commercially available softening solution before sanding. It may be hard to sand if you do not do this. Sandpaper also contains aluminum oxide so scratching the two surfaces against each other will take more force.

Log Homes And Timber Frame Homes

Log Homes and Timber Frame Homes may have the lowest carbon footprint of any other type of construction. A carbon footprint is the measurement of carbon dioxide released as a result of using a particular product or other human activity. Carbon dioxide is the main greenhouse gas released into the atmosphere and major contributor to global warming.

A report prepared by the Edinburgh Center for Carbon Management (ECCM) compared the carbon dioxide footprints of three structures and the benefits when more timber was introduced into the construction. The results were astounding. ECCM estimated that there could be up to an 88% reduction of greenhouse gases by using log or timber structural elements wherever possible rather than other conventional building materials. The reduction of greenhouse gases was achieved by replacing materials high energy, high CO2 production values, such as steel and concrete, with solid wood. The report states that the production of steel and concrete materials accounts for 10% of the total global emissions of greenhouse gases. These materials have a high CO2 output created du100Aring the extraction of raw materials, refining, processing and manufacturing of the finished product. As reported in a study published by the Royal Australian Institute of Architects, the energy consumed to process a tree into a finished sawn timber is about one-tenth of steel production.

In another report prepared by The Consortium for Research on Renewable Industrial Materials (CORRIM) compared four different structure using different wall systems - two woods, one concrete and one steel. The report found that the steel wall system generated 33% more greenhouses gases than wood and the concrete wall generated 80% more greenhouse gases than wood. The study also reported that the wood structures out-performed the steel and concrete houses in energy use and the impact on air and water quality.

Wood walls are typically framed or solid. Conventionally framed walls use a combination a several materials including processed wood products such as plywood or other laminated wood products, fiberglass insulation, exterior siding, interior sheetrock and some type of wall covering. Solid wood walls using logs or timbers have basically one product - the log or timber. The energy consumed and the CO2 produced in the production of logs and timbers is a fraction compared to the production of all the various materials in a conventionally framed wall.

Consumers are much more aware the environmental impact of using different materials and are being increasing sensitive to the hazards of exposure to chemically processed materials. Logs and timbers are 100% natural. As a natural product, they do not emit VOCs or other pollutants into the outdoor or indoor space. Trees are produced from soil, water and air combined with the energy from the sun, in a miraculous process of photosynthesis. Ecologically and environmentally, solid wood is the only building product that is renewable, biodegradable, recyclable, energy efficient and extremely beautiful.

Sustained and plantation forest growth actually reduces greenhouse gases by consuming CO2 out of the atmosphere while the trees are growing. Political pressure to reduce carbon dioxide emissions, such as the Kyoto Protocol, is sure to continue and it will become increasingly important to find solution. The use of solid wood construction such as log homes and timber homes can make a positive contribution.

How To Wash Vinyl And Aluminum Siding

While it's not something you'll want to do too frequently (it's a fairly big job!), there are times when you will need to bite the bullet and wash your house. It does not have to be a "back-breaker" job if you pace yourself and follow a few handy tips.

Over time vinyl and aluminum siding develops mildew, oxidation or other soiling, which detracts considerably from the original crispness and freshness of new siding. Aluminum siding becomes dull; vinyl siding shows mildew spots; both get soiled from the elements.

You can restore some of the original beauty without actually breaking your back! And, depending on the size and style of your house, you might even be able to do it without climbing a ladder (ranch style houses, anyway).

The process is actually quite simple, though it takes a bit of muscle, so prepare yourself for several hours of fairly strenuous work. Plan to rest whenever you need to. Carry or have close-at-hand plenty of drinking water (drinking from the hose is not recommended). Also, work in shade whenever possible, take your time, move smoothly and methodically. Most of all, don't let the job overwhelm you! In fact, you might want to consider scheduling such a job over a two day per16D0iod to make the whole experience comfortable and more rewarding.

Instructions:

Procure a box (or carton) of TSP powder (Trisodium Phosphate) at your local hardware store or home center.
Procure a telescoping brush kit (also available at most home centers). You might want to consider the kind that attaches to your garden hose for this type of cleaning, although it isn't entirely necessary.
Read and follow all manufacturers' labels and instructions for any precautions and/or personal protective equipment recommended.
Procure recommended personal protective equipment (gloves, goggles, etc.)
Read and follow manufacturer's label instructions for mixing the TSP powder with water (for cleaning), in a bucket large enough to accept your brush-head.
If your house is a ranch style, you might not need a ladder, depending on the lay of the land around the building. If it is not a ranch, you most likely will need a ladder. Be sure to follow all recommended ladder safety guidelines (see "notes" below for related link).
From the ground and/or ladder, hose a section of the house down to rinse off surface dust, pollen, etc.

Once an area is wet, dip your brush head in the TSP/water solution and brush the siding...starting as high as you can reach with the telescoping brush. Start by working an area about 20 feet wide and work the entire height of the siding for that width if you can.

As you learn the process, you may choose to increase your working area; just try to avoid too large an area, as the cleaning solution may dry before rinsing, which can create streaks or may require repeat brushing.

Working from top to bottom, thoroughly brush the area you're working on, Use both horizontal (side-to-side) and vertical (up-and-down) motions, to ensure thoroughness.

Once you've brushed thoroughly, rinse with clean water.

Repeat this process for the entire house.

NOTES:

Always read and follow label instructions for safe handling and working with chemical products. If in doubt about a product's 'exposure' safety, request an MSDS (Material Safety Data Sheet) from the supplier.

Also, always practice safe ladder-use.

When Finishing Your Attic is the Best Choice, And When It Isn't

When trying to increase the amount of living space in a home, there are several options to consider. Remodeling or finishing an attic into needed living space is certainly one option. There are others, as well. These include finishing a basement or garage or adding onto your existing home.

The decision about how you will add living space must factor in such considerations as cost, available space to place an addition, the intended use of the space, and the ability to provide appropriate access to the new area. You will need to think through each of these considerations in making a decision.

In considering cost, the critical points to review are these:

If you work with an existing space (basement, attic, garage) you should not incur the expense of a roof, exterior walls, or foundation, unlike a traditional addition or 2nd story, which may need a foundation, several exterior walls, and a foor

You should consider the return on your investment. If you can add a room, bathroom or other living space that increases your home at a small expense, it is likely to give you one of the highest rates of return.

Is it reasonable to include an 1161additional bathroom? Adding a bathroom will increase the value of your home, but you must consider the costs incurred in building it. For example, will construction of a bathroom in an attic require reinforcement of the walls to support the weight?

If you wish to do the work yourself, are you better prepared to finish an existing space or build an addition? Do you know enough about insulating and wiring a attic or a basement?

What are the implications of your choice in terms of the adequacy of your current heating and cooling system? Will you need new ductwork or an auxiliary furnace or AC unit?

You can get an instant online estimate for finishing your attic at http://www.remodelestimates.com/calculators/intor.cfm?ver=21.

The next question is whether there is space for an addition to your home. Here are some questions to consider:

Will local building codes and zoning laws allow an addition?

How much yard will you have left after you build the addition?

Will local building codes and zoning laws allow the type of addition you are planning and the type of materials you plan to use?

How will you provide access from the existing structure into the new living space? How much change to the existing structure will be required?

The intended use of the new space might argue against a particular choice. For example, if you plan to use the new space as a home office, you might need to consider such things as:

Will you need external access to the space?

How much heavy equipment will be placed in the area? Will that weight require reinforcement of the floors or walls?

Alternatively, if the space is to be used as a bedroom or playroom, you should consider such things as:

Are there special accessibility issues (for example, someone with a disability or an aging parent)?

Do you need to add a bathroom, or is another bathroom close enough?

How will you provide adequate lighting (for example, adding a gable or a skylight)?

Does your basement offer a dry enough environment?

Finally, you will need to understand and accommodate access issues. A few of the more critical questions to consider are these:

Do local building codes require more than one means of access or egress from the room?

Can you plan for emergency escape?

How will you ensure adequate ventilation?

How much change to the existing home will be required in order to provide access to the new living space?

These are some of the major questions to consider when deciding whether finishing an attic is the best choice for your home and your family. By taking these factors into consideration you can evaluate whether finishing an attic is the best decision for your family and your current home. By calculating the cost, considering modifications to your existing home and yard, how the new space will be used, and what other changes are required to provide access, you can make a wise decision. If you are considering an attic remodel, I strongly recommend reviewing the Attic Remodeling Workbook available at www.amazon.com to ensure that you understand the complexities and challenges involved.

Attic Remodeling is very likely to be the solution to your need for additional space. These questions will help you ask the most important questions and make a wise decision.

From standard bulk tile to individually hand painted, no matter what your decorative style, youll still have many choices.

Before creating bath and shower tile designs, you must choose your pattern and tiles you want. When using tile to create designs there are three kinds of tiles you can use. There are field tiles, which are simple in shape. These come in many sizes and are great to use when covering a large area. The next tiles are the accent tiles. These tiles are designed with unusual shapes, sheens and textures. All it takes is a few of these to turn an ordinary tile pattern into something extraordinary. Last, the trim tiles are your border tiles. These are typically narrow and go around the edge to add to your design.

Tips for choosing bath and shower tile designs:

  • Light airy tile choices make your room look larger. For a stronger effect use contrasting accent tile colors.
  • Consider the entire color scheme of the room including counters, floors, and walls. Adjust your tile creation to create focal points or to compliment.
  • Using two or three colors can create subtle, yet very effective results.
  • Add color to your tile choice by using randomly spaced contrasting tiles.

Bath and Shower Tile Designs

Another important bath and shower tile design element is the grout color choice. The wide array of1114 grout color will make your patterns come together with a matching or contrasting color. When you choose a high contrast color of grout to the tile it becomes more visible. Contrasting a white grout with black tile will contract for a checkered look giving you a little extra design. It is also important for grout to be cleaned with warm soapy water and re-sealed often in regularly used areas.

Dont be afraid to be creative as you choose your bath and shower tile designs. The result will be a uniquely beautiful bathroom youll enjoy for years.

Women Love Them And So Do Men

Your bathroom vanity cabinet can be one of the nicest additions to your bathroom. Whether it is to be used primarily by only one person or by a number of people, your choice in style and set-up can be a lovely enhancement to one of the most frequently used rooms in your home.

One of the most essential features on a vanity cabinet for the lady in your home is the lighted make-up mirror. Although some vanity cabinets do not contain this feature, it is ideal for women and teenaged girls. A lighted make-up mirror is designed with a variety of optional lights, so that cosmetics can be applied in the lighting which best resembles the lighting in which the person will be wearing them.

Lighting Up

A lighted vanity mirror is not only for women, however; it is also quite useful for men when shaving. These mirrors provide much better lighting for this process than the plain overhead lighting that is already in most bathrooms. All you need to do is switch the lighting to the form which is best for your specific needs.

While vanity cabinets look very nice when they display perfume bottles and other such items, you can give your bathroom a much more pleasant appearance by choosing a bathroom vanity cabinet which has enough drawer space for the women's cosmetic collections and the men's shaving supplies. If the cabinet you choose also has small shelving, this will also help keep your bathroom better organized with cans of shaving cream, hair spray, and other larger items which do not fit as neatly in the drawers.

Selection Of Material

You can select a vanity cabinet in a nice wood tone that will highlight your bathroom; or, if you prefer, you can find one in wicker or metal materials. Whichever style best suits your own personal tastes, you can keep your cabinet neat and clean by lining the drawers and shelves with colorful shelf-lining paper.

In addition to enhancing the appearance of your cabinet, this will also help to preserve its quality, as it will keep spills and other residue from ruining your cabinet. Shelf-lining paper, which can also be found in moisture-resistant material, is available in an almost limitless variety of designs and colors, so you will be able to easily find the exact style which suits your individual preferences.

Wall Mount

You also have the choice between a wall-mounted vanity cabinet and the larger style which often includes a small stool or other seating designed to make applying cosmetics and other grooming easier and more comfortable. Depending on both the size of your room and the needs of those who will be using it, you can select whichever style is most appropriate for you.

Even if you have a very small bathroom, it is not necessary to do without this all-important furnishing, as you can find a size that is suitable. As you can see, there are a number of practical uses for bathroom vanity cabinets; the one you choose can be both practical and tasteful in appearance at the same time.

Home Renovation - A Profound Display of Your Skills

Home improvement increases property value, provides a more secure and comfortable home, displays your vibrant personality perfectly, and offers a big appreciation in the long run. It is important to evaluate the condition of your home and ensure that you make the necessary home improvements in a timely fashion in order to prevent any damage. Hence, home improvement plans should be implemented every year.

The renovation may be small scaled or large scaled depending upon your capacity to afford the expenses. Finances are the main reason why people postpone home improvement projects. There are some easy ways available in the UK financial market through which you can obtain the desired money for your home improvement plan.

Loans available in the UK financial market for renovation purposes can be used for a variety of projects, whether it is redecorating the house or adding another room and so on. The lenders know that renovation is purely personal and taste specific, and hence, they do not interfere in the manner of expending the loan amount.

You can get the required amount for renovation with and without pledging your residential property as security. The terms and conditions of loan plans vary accordingly. When getting renovation loan of secured category, the house, as well as the planned improvements are used as security against the loan amount. The value of your home is determined according to market prices and the loan amount depends upon the equity in the pledged security.

Homeowner loans also suit renovation purposes as these loans are secured and can offer you the required amount when you are going for a large scale renovation. The first step in applying for such loan plans is to figure out what improvements you want to make and how much that renovation will cost. You can get a rough idea regarding the expenditure by visiting different home supply stores and talking to separate contractors. Once you are aware about the expenditure, you can fill the online loan application form and go for that loan plan which suits the purpose cost-effectively.

When your requirements are small like whitewashing, painting or purchasing furniture, you can opt for home improvement loans of unsecured type. These loans are free from residential property security requirement and can offer you upto 25,000 pounds at a competitive rate of interest. Both the loan plans come with easy repayment options and you are advised to opt for a loan plan according to your requirements and repayment capacity.

Laying Karndean Flooring

Karndean flooring is fully synthetic vinyl flooring that comes in tile and plank sizes not sheets as other traditional styles of vinyl do.

It comes in a variety of designs that mimic perfectly other traditional floor finishes such as timber, stone, and slate. This type is a perfect solution for people who want to use a particular floor finish in an area in which the actual product would be unsuitable such as a timber floor in a bathroom for example.

It is very versatile as it can be laid over all floor surfaces, wood, tile, asphalt, concrete even existing vinyl. Pdf files are available for download which will advise you on the correct preparation of your floor (this is especially useful for unusual subfloor materials such as asphalt and for new concrete floors that may still have high moisture content.)

This guide will discuss the general principals involved in laying Karndean flooring on a subfloor of aged concrete, wood, vinyl etc.

If you are going to lay your Karndean flooring on a more unusual subfloor it is highly advisable that you consult a guide for the specific preparation and adhesive requirements of your subfloor.

Laying this particular flooring is a fairly easy operation that is well within the ability of the average DIY person. As with any flooring installation, the correct preparation of the su5B4b floor is essential. You must ensure that your floor is clean, flat and level and that there are no lumps, bumps, and grit or sharp objects. Anything that is on the subfloor will show under the Karndean flooring and will cause damage. Floors that are uneven will be highlighted by light entering through doors or windows.

Firstly prepare your subfloor, for timber floors it is advisable to lay plywood sheeting that is well fixed to the timber floor and has the joints filled with a fine finishing compound, concrete floors can either have plywood sheeting laid and secured to them or a fine screed can be applied to give a flat surface. (The screed will not totally level the surface however.)

Before you commence to lay the Karndean tiles or planks allow them to acclimatise to the room for at least 24 hours. Unpack the flooring and leave to sit in the room - this will avoid the planks or tiles expanding or contracting after they have been laid.

Karndean supply several different adhesives to suit the different subfloor materials, choose the correct adhesive for your subfloor. Spread the adhesive onto the floor using the trowel that comes attached to the adhesive container. Ensure that you spread the adhesive on a manageable area to ensure that it does not go off before you have been able to lay your tiles or planks.

Once you have laid the flooring roll and cross roll the entire floor with a 100lb roller. Check again in 2506 to 3 hours and reroll if necessary (or if recommended on the adhesive container.) Do not walk on, wash or polish the floor for the amount of time recommended for the adhesive you used.

Kardean flooring is a solution that gives you the look of timber, stone or other flooring materials but that will not warp, chip or be affected by heat and humidity as the natural products may.

Derek Rogers is a freelance writer who represents a number of UK businesses. For vinyl flooring, he recommends Completely Flooring, one of the UK's leading suppliers of Karndean Flooring.

Install Laminate Flooring

The first thing to remember is that tools can be dangerous and should not be thrown at one another. We did not actually throw any tools at each other. And we had been married long enough when we installed our laminate flooring to know that yelling at each other gets us no where. But there were some tense moments. We were fortunate that our only real injuries were an assortment of aches and pains in new and not so interesting places.

Have a plan. The flooring we selected was not wood grain. It looks like tile and has a very strong pattern. That was our fir5B4st mistake. With a wood look alike, it does not so much matter where you begin and end.

If your laminate has a strong pattern, take a good look at the room and decide what the focal points are and how you want the pattern to look in those areas. Also, you might want to measure the room and figure out how many planks across it is. You will want to hide any thin pieces behind furniture. Also, do not just stagger the planks as a brick layer staggers bricks. Sometimes you will come up to an end wall and have just a little sliver of the end of a plank to put down. These will not stay in place well and you end us saying things to your spouse like, It was your job to keep that in mind and What do you mean it was my job, you never told me that. Then he tries to make it better with a compliment, Well, youre the one with the good memory. So each time you begin a run, check to see how it will end and adjust the starting plank by trimming the starting end that butts up to the wall appropriately.

If you will be laying laminate in more than one room, as we did, and these rooms connect, give some thought to how you will want the transition to look. There are threshold pieces that allow you to stop and start up again in a new room as long as the pattern is not definite. We had to blend everything together and I have to tell you that going around corners gave us fits. You have never heard so much cursing. If you ha5B4ve to go around corners, have lots of paper handy. Large sheets are best. Make templates. A good rule of thumb for the whole project is to measure twice and cut once. Even so a lot of exasperated groaning will occur. Do save the pieces you cut incorrectly, you may be able to use them later. Do not try to work on your floor after you have put in a long day at your paying job. That is when we made the most errors. But we did not have much choice about it because our days off did not have much in common.

Once you have figured out how you want it to look (remember to maintain some flexibility on this issue), it is time to take a really good look at your floor. If your house is built on a concrete foundation, most likely your floor is nice and level. Sing Hallelujah. Ours was not. Our house is built on a raised foundation and there was a sizable drop off from the kitchen to the dining area, from the kitchen to the nook and a good dip in the living room. These had to be leveled before we could begin putting down the flooring. Pray that your floor is level.

There are a number of products made just for this purpose. They are supposed to be self leveling. Right. It is not always good to follow the directions. But this is my natural tendency. As my husband finally figured out, it is better if the leveling compound is thinner than recommended than the other way around. My penance was to do a lot of sanding. Drywall sanding sheet5B4s worked best for me. Avoid this step if you possibly can. Believe me, if your floor is not level, it is best to just live with no carpeting or whatever for a while than to begin and figure that you will level it as you go along. That dip in the living room that I mentioned, well, it was very late one night and we just wanted to finish the living room. We went right over the dip without thinking. Luckily, laminate flooring is somewhat flexible and the dip is not too extreme. But do not believe it when the salesperson tells you how flexible it is, its not as flexible as they say. We try not to walk over that spot too much.

If you do not have a nice big truck, have the flooring delivered. Do not try to get it home in your Jeep Cherokee, especially if the store is more than a few minutes from your home and you have to make several trips. That was so not fun. Buy more flooring than you will need to cover all your floors. The exact amount extra you will need depends on how many mistakes you will make and how strong a pattern you are working with. The more definite the pattern, the more extra you will need. Luckily for us, the new batch that we had to order matched the old batch nicely enough.

There are a number of special tools the salesperson will want to sell to you. Buy them. That way you will not have to go back later and get them anyway. We used a circular saw to do the simple trims on the planks. Buy several replacement 5B4blades ahead of time. Laminate flooring is really tough and just eats up your blades. For the fancy cuts around corners and such we used one of those rotating plunge cutters/saws. My husband could tell you the name of it. I love my jewelry making tools and can name them all. That I can not name all other tools appropriately is not a defect on my part.

We sacrificed our garage for a time and parked our cars outside. We set up the garage as our workshop. That meant we did not have to bring all our tools in from outside each time we stopped working on the floor. You do not want to cut the flooring indoors. The dust that is created is phenomenal. Be sure to close the door from your house to your garage before you start cutting. Even then, you will have to wipe down your walls afterwards. Cover your furniture with drop cloths. I really wish someone had told us that.

We also made a cutting table from a large piece of plywood and saw horses. Make sure the horses are stable and level. Temporarily attach the plywood to the horses with screws. On one long side of the table, screw down two 2x4s parallel to each other along the full length about five inches apart. This makes the long cuts along the length of the planks easier. Wear eye and hearing protection while cutting. Seriously.

For the rest of it, just follow the directions (especially the one about the spacing between walls and flooring. Oh yeah.). And yes, I know what I3DC said about directions earlier. We love our laminate floor. We are glad that we did it. You will be too.

Obtaining a Home Improvement Estimate

When you are unsure what a home improvement repair or project will cost because you have never done anything similar before you can ask for a home improvement estimate. Your estimate will be a guide as to what the entire project may cost and is a great way to figure out how many dollars you will need to find to remodel a room.

A home improvement estimate will cost the project based on the dimensions of your room. You will need to be specific about the materials you wish to use and the finished look that you are trying to achieve. Your consultant will inform you of any contractor markups that you may be responsible for and the estimate will take into account regional pricing differences.

These costs come from researchers who compile the material costs by contacting hundreds of lumDBDberyards throughout the United States. The labor costs are compiled by tracking the labor trends and collecting data from professional remodeling contractors who use the pricing service.

When you are obtaining your estimate, the costs are collected from many different regions. These costs are used to determine the price of your project and are specific to your job. This information is combined with knowledge of the area that you live in, all of which assists with your home improvement estimate. The closer they are, the easier it is to get your items.

The price you get during a home improvement estimate is based on the information you provide to the consultant. This is a good indication of what your project will cost, but your actual price may vary. When you decide on a contractor, they will be able to take accurate measurements and flesh out the details you have already received. Other factors can impact the final price of your project as well. Things like access to the work area, unusual terrain, scheduling, seasonal conditions, etc.

Most of the items in your estimate will be quoted at retail price. This is what you would pay if you bought these items from a retail store. This way you get a better idea what the style and quality of the product is you are specifying. Appliances are an excellent example of something you would buy from a retailer. All of these considerations will be taken into account with your home improvement estimate.

If you want to cut down on the cost of your project take a look at the jobs that you can do yourself. There will always be jobs that you can do on your own without having to pay someone else. Find a good home improvement repair book and follow the instructions. Start with smaller jobs like painting and slowly build your handyman proficiency, and this alone can cut the cost of your home improvement by half, if not more.

Timing Your Remodeling Project For A Better Price

Are you looking for materials for a new deck, for example? Try waiting until the fall instead of buying in the spring. As winter approaches there are fewer people putting in decks, which means that you may get your materials more cheaply in October than you can in April. Also, if you can wait for the holiday sales to buy you can often save a lot. Memorial Day and Labor Day holidays are typically good times to buy remodeling materials. With a little attention to the sales you can dramatically reduce your home improvement estimate.

Spray Foam Insulation is The Wise Choice for Your Home or Business

In recent years, all the world has started to focus on energy conservation, and getting the most out of reusable products. In addition to the various hybrid cars, energy efficient appliances, light bulbs, and such, you can include spray foam insulation.

This kind of insulation offers multiple features for the environmentally (and economically) aware. Spray foam is a green, cost effective and safe material to install in your home or business.

Spray foam is made from agriculturally based materials that are naturally occurring. It also contains one of the highest levels of reusable materials, making it environmentally friendly even when you're ready to dispose of it.

Energy efficiency is another attractive feature. Because of the nature of the materials and the means of application, the spray foam creates an air tight seal between the walls. This translates to heating and cooling savings for your home or business. When applied, the insulator fills every nook and cranny, keeping the elements where they belong - outside.

Not only does it save you money on the monthly bills, it can save you up to $500 dollars at tax time. Of course, there are cer16A4tain requirements, including the quality of the foam, warranties and documentation by the manufacturer, but when you consider to those tax savings, getting the paperwork isn't such a big deal.

Yet another way you can save with this type of insulator is on installation itself. It's so simple to apply, that you can rent equipment and do it yourself. Even if you hire out, the application is relatively quick and easy, saving the contractor time on the job.

One of the most important features about the spray foam insulation is how household safe it is. Because of the composition of the materials, it provides no nutritional value to rodents or vermin, nor does it allow or support mold growth. Beyond that, your insulation can function as an effective part of a fire prevention system.

The foam is fire resistant. When combined with proper alarm devices and safety plans, it can contribute to the safety of your building and whoever's inside. The material's been tested in industry standard fire trials, and stands up better than most to sustained fires. It just doesn't catch fire like some materials can. That definitely brings peace of mind.

Whether you're remodeling or starting fresh, spray foam insulation is a wise choice for your insulating needs. It's environmentally friendly, and lends itself easily to the big job of making existing structures green. It's a money saver on both monthly bills and tax time. And finally, it protects your structure from nasty things like mold and vermin, while offering a moderate level of fire safety (when combined with an appropriate monitoring and safety system).

Going green in the 21st century shouldn't be a hassle. With spray foam insulation, you can turn your home or business into an eco-friendly site. The savings you get from the energy efficiency and quick application makes this a wise choice to suit your building needs.

If you're thinking of going green on your home or business, spray foam insulation is a great choice. It offers eco-friendly materials, energy efficiency and safety from a variety of typical problems. For an idea of what the insulation can offer, visit Apex Foam today. http://www.apexfoam.com

Small Bathroom Designs

Homeowners need not stress over small bathroom designs. Although the space element may be limited, there are several creative ways to maximize what you have. Here are some top ideas for small bathrooms.

Pick Light Colors

The color of your bath is crucial to creating great first impressions. Small bathrooms should always avoid dark, heavy colors. These can make your bath seem both assuming and smaller than it is. Light, pastel colors on the other hand with small designs are perfect. These colors create the impression of spaciousness. These are also the colors that can make any room fell fresh, airy and relaxing. Mix and match pastel colors for your floor, walls, cabinets and fixtures.

Use Corner and Overhead Spaces

Make use of unused spaces. The key is to make the most out of these small unused areas. You could for example push your bath tub and toilet to the wall to ensure that no remaining unused space at the back remains. You can also use corners for a hanging sink and a corner shower booth. Overhead spaces can still accommodate cabinets, hamper hooks and racks. As much as possible, keep the floor space free except for your tub, shower stall and toilet.

Choose Smaller Bath Items

Pick out small items and bathroom accessories. Bath fixtures don't come in single sizes. If you do not have a family of giants, then you can settle for a smaller toilet, bathtub and sink. Do make sure though that you have fixtures that you are comfortable using. Consult the biggest member of your family when picking the smallest possible fixture available.

Use Mirrors

All bathrooms need mirrors. Small bathrooms would look perfect with unadorned mirrors. Extremely small bathrooms might have to do with small round mirrors. Small baths though that aren't exactly too cramped could use wide mirrors that stretch across walls. It may not be obvious to some but mirrors are design accents that are more than just functional. These reflective surfaces will help make your bathroom seem larger.

Get Lights and Windows

Aside from mirrors, lights also help extend the perception of space. As much as possible, natural light sources should be preferred over artificial ones. Windows over bathtubs or overhead openings bring in not just light but a breath of fresh air.

Use night lights wisely. Opt for generous light fixtures that aren't just limited to the center of the room. Attach dimmers so you can adjust light options when you are in the mood for subdued lights.

Think Minimal

Limit your bathroom items and accessories. As much as possible, stick to only the essential items that a bathroom should have. Move magazine racks, extra cabinets, excess hampers and towel racks from the bathroom.

Small bathroom designs may require your creativity. With a little imagination, you can easily convert a small bathroom into the dream haven you have always wanted.

Asian Bathroom Design

For most homes, Asian bathroom design consists of lights, mainly overhead lamps and sconce that add a unique flare. Although fluorescent lamps are part of the lighting fixtures, they often use soft-glow types that give off a cooler light rather than incandescent bulbs.

The main layout for the bathroom was inspired from most American and European designs, added to a more Asian flair that would call their own. Screens and more vibrant colors when it comes to the floor tiles and walls gives off an optical illusion of having more room. Although some Asian bathroom designs would resemble a 4-star hotel in terms of modern elegance, the very essence of the design is simply derived from 5B4nature. Some flora is introduced, while waterproof wallpaper with bamboo prints give color to the walls. This can also include wood tiles and mahogany from other Asian countries for the counter top and a small armoire.

The main shower area and tub are designed depending on the country of origin, which can be circular like the Japanese or wide like the Chinese. Of course the rich would introduce a small above-ground pool for the main purpose of soaking in hot water, as well as lavish it off with some orchids to create a more natural look. With the mixture of both modern and classic, most modern jet-streamed tubs are placed in a central location, according to the feng shui belief that the center is the very heart that revolves around everything.

Simple fixtures, mainly of faucets, shower heads and booths may sometimes be imported, while designs from local bathroom designers are inspired by using the available floor space of a typical Asian home. This is well suited for small bathrooms that upon entering would have everything within arm's reach without too much clutter. For the wall to place a mirror to, they can be large, considering the vanity of most Asians and how they can be conscious about their looks.

Decoration is revolved mainly of plants, with some wood for frames and screens and a large portion is concentrated simply for the floor. Tiles sold in Asia have several patterns, which custom made ones can be ordered 4EClike that of a jigsaw puzzle, to create a mosaic effect.

Although a number of American homes may have a touch of European and American styles, the Asian bathroom dcor is becoming a big hit, considering the need to have a bathroom with all the necessary items and fixtures without walking too much. The Asian bathroom design is for those with small homes, yet emphasizes mainly on the bathroom as the centerpiece.

An Overview Of Modern Architectural Design

In the world of architectural design, there are some relatively new concepts that have emerged as consumers want more choices for their buildings and homes. Architectural style continues to grow as the world changes. People, or at least some individuals, want modern and technologically advanced buildings furnished with an int2238erior design that rivals a scene right out of the Jetsons cartoon.

Architects must stay on top of growing trends if they want to continue doing business in this fast paced world. Staying abreast of technological advances, protecting the environment, and all the while saving money, are the key ingredients to the good life in architecture.

Of course, all students of architecture are familiar with the new modern styles of design. Instead of the classical arches and intricate decorating of the classical and medieval periods, the modern works feature clean lines and a lack of the well-known detail that marked their predecessor's ideas of architectural design. A great example of a modern form at its best is Fallingwaters by Frank Lloyd Wright, in Pennsylvania. He has other well known architectural designs but this one seems to be the one most copied and admired for homes.

Architects are also turning green. No, they are not turning into the incredible hulk. They are designing "green" homes and buildings that conserve energy and help save our Earth's natural resources. Many of the structural components are made from recycled materials and are environmentally friendly. They require less upkeep and energy to run. Solar panels are installed to help with heating and cooling costs.

Architectural design has left the medieval age of design and has embraced the sleek lines of steel and concrete into the urban jungle. Concrete is the new tile and the old Formica countertops in homes are now stainless steel that reflect the beauty of the polished silver beams stretched out across the ceiling.

As technology moves forward, so too will the design styles of architects. There will be a greater abundance of students studying Modern and Green architecture across the world.

All About Bathroom Interior Design

Althoug1C83h similar to interior decorating, interior design takes it a step further because it relates to not only the way a room looks, but also the way the space is utilized. No where in the home is this more important than when it comes to bathroom interior design. Here's a look at some of your different options when it comes to interior design of the bathroom.

The Tub

One of the most important points to consider in bathroom interior design is your family's needs. Are you limited on space in your bathroom? If so, then an interior designer may advise replacing the bathtub with something smaller like a shower stall instead. This takes up less space and creates extra room for other things. Now, if you are someone who enjoys taking a bath, the interior design of the bathroom can always take this into account and include a larger tub. They will simply add in the bigger tub and make changes in other areas.

The Vanity And Sink

The sink is another area to take into account with any bathroom interior design. Today, we see many homes that feature a stand alone sink instead of a large vanity. While that opens up the bathroom, it also can bring in a problem with storage space. So, an interior designer will look for ways to design and incorporate shelf space that will be needed.

The Toilet

Although this is not a huge area of concern with any bathroom interior design it may need changing. Due to the fact that design is not only about what is in the bathroom, but also in how it is positioned, you may see it moved or changed.

The interior designer will take all of the features and measurements and use software to come up with several designs. This software does it all and even allows you to see various color schemes and how it all fits together. When finished, you will have the bathroom you've always dreamed of. Bathroom interior design will not only improve the amount of space in any bathroom, but it will also give your home increased value in the future.

See What Your Home Remodel Will Look Like Before You Invest

A problem faced by anyone contemplating home improvements, interior decorating, landscaping, or a major remodel of their home with the addition of a second story or a new room is what will the project look like after it is completed.

American Country House Plan - Americana Decor from Wall to Wall

The American country house plan is a fairly modern term used to express a variety of different elemental structural or design themes which give rise to the feel of years gone by. The charm of a country home can be as simple as a summer cottage or as formal and elegant as a multi-story, columned estate.

A smaller American country house plan can feature a stucco exterior with stone and shingles to create the cozy warmth of a cottage. Add a series of hip roofs, a central fireplace and brick facade to lend an English elegance to the home. A glass or screened in sun room would be an impressive addition.

For the larger American country house plan, some inclusions to be considered are a walkout basement Foundation, open living spaces with the main entry giving way directly into the great room, or a secluded master suite with a terrace and a spa. Matchstick details and horizontal siding give a more sophisticated country flavor and don't forget to add a fireplace to the great room.

You can also add a country flavor to a ranch house with just a few well placed details such as dormer windows, a tray ceiling, central fireplace and enclosed sun room. The feel of a country manor estate can be captured with a drive court leading to private parking in a multi-car garage and separate guest house. Internal elements such as angled walls and sculptured ceilings can also add to the impression of an affluent country barron's home.

Many home styles can be turned into a country house floor plan as long as you pay attention to the architectural design. From shutters and planter boxes, to ornate woodworking and sweeping verandas, deciding what architectural and design elements give your family the country feeling is the most important factor in planning your American country house plan.

Bathroom Tile Ideas That Will Spark Your Imagination

Bathrooms today are not limited in their tile choices to plain white, square, glazed ceramic tiles as they used to be. Today, there are literally thousands of different styles and sizes of bathroom tile ideas and choices. Ceramic is not the only material, either. Tiles are now readily available in travertine, sandstone, or marble just to name a few.

Tiles also come in a variety of sizes, which when pieced together can create quite a unique look. You can choose to tile the entire wall from floor to ceiling with both the same color and type of tile. Another option is to mix it up and have one color of tile on the bottom of the wall and another color towards the top separated by narrow, textured tile pieces that act as a chair rail.

Not only are there are thousands of different types of tiles, but there are dozens of colors of tile grout. This added versatility means that you could use the same tile on the floor as on the walls, but by changing the color of the grout, you can achieve two completely different effects.

Try to be unique when choosing the color and style of your tile, but remember that if you plan on selling your home in the next few years, you will want to create a room that is universally appealing. Since tile work is considered a more permanent dcor, prospective homebuyers may be overwhelmed with the idea of having to replace an entire bathroom's tile work if you have chosen tiles in your favorite colors of pink and purple.

Another area that you can add some tile work to is the countertop. By adding tile here as well as the walls and floor, you can achieve a room that looks elegant and well put together. Choose tile in complementary colors, but vary the textures and the sizes of the tiles to please the eye and to add different layers.

Tiles make a wonderful choice for bathrooms because they are easily cleaned and sanitized and they are very hard to scratch or chip. If the proper cleaning products are used on them, they will remain shiny and new looking for decades. Try to choose colors and styles of tile that will serve as a great background and tiles that will allow you to change your bathroom dcor without having to replace the tile. Don't be afraid of creating patterns or designs with contrasting colors or even tiles that are subtly different.

Every bathroom is different and will have different tile laying challenges. You can get thousands of bathroom tile ideas from searching through pictures on the Internet or from the countless home improvement books and magazines that are offered. You are sure to be able to find a look that will fit perfectly into your bathroom's dcor.

Choosing A Walk In Bathtub

Walk in bathtubs are becoming increasingly popular, not only for those who in their senior years find themselves wanting to remain independent, but also for those who are approaching the baby boomer years and preparing for retirement.

With so many models and options now flooding the market, choosing a walk in bathtub can be difficult. Walk in bathtubs are sold on the web under a variety of names and2238 website addresses. If you want to be sure of what you are buying, contact the manufacturer for information about the product. Look for upfront answers to the following questions:

  1. How long have you been manufacturing walk in bathtubs?
  2. What is the price?
  3. Can my local plumber or installer do the installation?
  4. Where can I see the bathtub?
  5. What is the warranty?
  6. Does the bathtub hold more water than a regular bathtub?
  7. Does the tub have CSA/UL certification?
  8. What options are available?
  9. How does your tub differ from other walk in bathtubs on the market?

Beware of companies who try to sell you a walk in bathtub whether it is the right choice for you or not. Walk in bathtubs are not for people who are wheelchair bound and cannot transfer. People who suffer from Alzheimers; someone who could not be left alone to use a stove, should not be left alone to bathe. If you have concerns about the ability of an individual to use the walk in bath, express those concerns. A credible manufacturer will be honest about who the users of their product should be.

It is wise to remember that convenience, comfort and safety should be the main objective you are purchasing a walk-in bathtub.

Good Quality-Good Design Lead to Champion Sun Rooms

Champion Window began in 1953 as a small manufacturer of aluminum storm windows, doors and awnings. By the 1990s they had moved into other markets, such as the patio room extension, and had grown quite successful. Today, over 40 years later, their business continues to expand and their patio rooms are more in demand than ever. But they never cease in their search for quality, in order to bring the best products to their customers. Indeed, Champion was one of the founding members of the National Sunroom Association in 1997.

Glass Tiles For Your Kitchen - Clean And Clear

Glass tiles are perfect for your kitchen especially if you're thinking of having a contemporary or modern look. These provide a very clean and sleek look that will surely bring in lots of light into the area. Glass tiles are durable as well and are not very hard to maintain aside from what most people would think. Here are some design tips when using glass tiles.

There are different types of glass tiles and colors can vary from transparent to colored opaque. These acquire colors through mixed pigments in molten glass during manufacturing. The color and shade permeate within the tiles' body. During the firing method, a layer of pigment is fused to the tiles' surface. As a result, colors of them are permanent and well-protected against moisture. Color is generally uniform among batches of glass tiles. Clear glass tiles do not use any pigments and are simply molten then fired.

Glass tiles have many advantages. It is moisture-proof which makes it very useful and sturdy in the kitchen. It works best and is most commonly used in walls where it allows light to enter the area without heat.

It is very aesthetic as well considering the variety of colors so people usually create mosaics which serve as a centerpiece of the kitchen. It is good both indoors and outdoors and with its non-permeable quality, endures moisture, heat, fire and ultraviolet rays. By installing glass tiles, other surrounding structures are protected against instant temperature changes.

Smalti is a type of glass tile made up of melted silica with sodium. Some metals and metal oxides are used to stabilize the material before it is fired and hand-cut. Fused glass tiles are usually translucent in nature with a visible opaque layer. Sintered ones usually come in 1 to 3 square feet measurement. It is manufactured by pressing glass powder then heating to fuse particles. Terrazzo glass tiles involve a cast method using glass and concrete amalgam. Cast tiles have a layered appearance created by putting glass chunks into a mold. Slumped glass has a contoured or curved appearance.

How to Build a Chicken Coop - 6 Crucial Elements on Building a Chicken House

When building a chicken coop, it is suggested that you follow the guidelines below for a successful endeavor.

Element #1. - Appearance and Design:

Sketch out your design on a sheet of paper before you do anything else. Think of the colors you will paint the roof and chicken coop walls. Always keep in mind that if your chicken coop is clearly visible to your neighbors, (unless you live in a farm it will most likely be visible to your entire neighborhood,) it shouldn't ever serve as a distraction or defacement of its utmost surroundings. So make sure to design an aesthetically looking chicken coop so that your neighbors do not complain of its detracting appearance. Once finished, always remember to remove and dispose of any types of garbage or weeds from around your chicken coop. Try to maintain an appealing landscape around it to enhance its overall appearance.

Element #2. - Using Sound Judgment:

When designing your chicken coop structure, you must use sound judgment in almost every aspect of the way.

For instance, you want to use building materials in which the cleaning and disinfecting procedures will be quick and easy. The doors you install should open inwards, not outwards. You don't want your chickens roosting on your windows, so it is best to install sliding windows.

A question many people ask is how to build a chicken coop who's floors are easy to hose and spray down without much puddling? Well the secret to that is to slightly slope the flooring toward the door. This way, when you spray out the chicken coop, the water will flow out, hence solving your puddling problem.

Element # 3. - Protection from Hazardous Elements:

So you want to learn how to build a chicken coop with maximum protection? Then listen up.

As you may know, a well built chicken coop will protect your chickens from hazardous elements such as bad weather (heavy rain, wind, hale, snow, cold climates, etc,) but they will also protect them from hungry predators, theft and injury.

So how do we accomplish that?

Easy. You want to build a draft free chicken house with windows and doors that can be opened and closed as needed. Make sure the windows and doors both have proper screening systems installed in them such as a heavy gage mesh wire. Building the chicken coop on a high yet well drained area with ensure the least amount of dampness of the coop. Be sure to build your chicken coop in an area that faces the sun which will help warm and dry the soil and coop itself after it rains.

To protect your chickens from predators, the best thing to do is to bury your outside runs with chicken wire all around the coop about 1 foot deep. This will prevent some very hungry predators such as raccoons, cats and even dogs from digging underneath it.

Strategy # 4. - Coop Ventilation:

You may be wondering how to build a chicken coop that will not only keep your chickens locked up and protected from bad weather and predators yet receive the proper ventilation it requires. If so, then you already understand the importance of draft free air movement from within the coop. Chickens, much like humans, need fresh air and oxygen. The same goes for the removal of unwanted excessive moisture and carbon dioxide. A chicken coop with ample air movement and proper ventilation will help remove the ammonia build up and dampness that may grow inside its walls.

Speaking of walls, the chicken coop walls should have proper insulation installed which will help keep the chickens dry. As long as chickens are dry, they can handle cold climates very well, but humidity plus cold weather will cause health issues for your poultry. Therefore, insulated walls are a must!

Strategy # 5. - Light Source:

If you want a good source of light and warmth for your chickens during the cold months of the year and a solid source of ventilation during the hot months, then be sure to install the chicken coop windows facing the southside where they will receive direct sunlight throughout the day.

On another note, if your goal is to raise chickens that will produce great eggs all year round, then you should look into an electrical source of light. You should be able to easily install an electrical light at the height of the chicken coop's ceiling which will help keep your chickens warm and help them lay better chicken eggs throughout the year. One ceiling light should be enough for a small scale chicken coop, for larger chicken coops though, try to install one electrical ceiling light per every 30 - 40 feet.

Strategy # 6. - Conveniently placed Wateres and Chicken Feeders:

Chicken feeders and waterers should be placed where your flock will have easy access to them. However, you have to becareful where you place them because chickens like to make a mess of everything they eat due to their chicken scratching instincts. I'm sure you don't want to see your chicken feed mix all over the coop floors so, to avoid this, place the chicken feeders at the height of the chicken's back. This way they will have to stretch their necks up to eat but won't reach the feeders with their feet. Same goes for the waterers. Just make sure to keep the waterers full of fresh clean water throughout the day.

There you have it folks. 6 quick and easy strategies that will show you how to build a chicken coop fast and efficiently. Whether you're building a large scale chicken coop or a small one, these tips should get you moving in the right direction.

Folks, did you know that the average american spends about $300 to build a chicken coop? Some even invest over 2 months of work trying to assemble the darn structure and in the end aren't even fully contempt with their product. Not very enticing is it? A great chicken coop plan can cut your time and efforts in half while saving you a vast amount money on building materials. The Beauty of the Accordion Hurricane Shutter

Hurricanes come every year. Though not all of these are severe like Andrews or Katrina, these can still do some damage if there is no protection for the home. This is the reason that hurricane shutters have been developed since the most vulnerable sections ofB68 the house are the windows that may carry debris when something hits it hard.

There are many types of hurricane shutters to choose from. Those who dont want the inexpensive version and want one that is ideal for the budget should try the Accordion hurricane shutter.

The Accordion hurricane shutter is available in one or two-piece models. It folds and unfolds just like the musical instrument from where it got the name. This type of shutter is fixed onto the window. It is possible to get one that has a lock and key similar to those used by some stores.

There is a lot of praise for the Accordion hurricane shutter. This is mainly because it gives the homeowner the protection it needs when the storm comes.

Its only drawback perhaps is that this looks bulky from the outside and requires a lot of maintenance. Oil has to be placed on the glide wheels regularly for this to open and close properly.

Can the Accordion hurricane shutter do well for any home? The answer is no. This is due to the size of the thing, which will make the house look odd if the windows are quite small.

Since each house is different, those who want to have this for the home should call on a contractor to get the proper measurements for the windows. Most will charge from $16 to $20 per square foot that doesnt include the labor costs.

After getting the price quote from several specialists, your chosen company can begin to construct the shutters for you. It will probably take two weeks or more to have this prepared and then delivered to the home.

It is advisable to have the hurricane shutters ready before the hurricane season sets in. The prices for these models go up during the peak months because of the demand. It is obviously better then to get this at the lower price than having to shell out more for the same thing.

The homeowner should be aware that even if the hurricane shutters in the house are made of wood, vinyl or aluminum, these will not provide 100% protection for the home. A category five hurricane for example can lift a car or uproot a tree that can cause severe damage to the window and the surrounding walls when it hits hard. This is even if that hurricane shutter costs $10,000.

If the price of the accordion hurricane shutter is not in the homeowners budget, it's maybe time to select from the other choices. There's the Storm Panel, Bahamas, Roll Down and the hurricane glass.

Some people use another type of hurricane shutter and have this installed inside the home. This serves as a second line of defense at the same time making the room feel relaxed.

Hurricane shutters are not perfect but until a new line of home protection is invented it's advisable to smother your home in them if you're in one of the aforementioned "climates". At least, the numbers of people who choose to board up have learned the lessons in the 3E6past are now using something better to reduce the costs for the repairs.

Matthew runs a site dedicated to the latest news and developments in Hurricane Shutters and accordion hurricane shutters.

Kitchen Remodeling Doesn't Have to Break the Bank

If you've been considering kitchen remodeling for any length of time, you may have become convinced that it's not even worthwhile to consider starting a renovation unless you're ready to spend fifty thousand dollars.

You can certainly be forgiven if you've adopted that attitude, but there's a good chance you're mistaken. Many people, perhaps yourself included, first start considering remodeling their kitchen because of things like nicks in the laminate or cracked tile and missing grout in the counterop. Or they may have drawers that don't have drawer glides, or cabinets with broken hinges. Or maybe they just think the color of the cabinets is ugly, or the vinyl floor tiles are peeling up. Perhaps their appliances are a wonderful shade of avocado.

So they start investigating the ins and outs of kitchen remodeling. At first they're just interested in replacing or fixing the things that are lacking in their kitchen. But as they continue to research, they start to see all these wonderful things: Oak cabinets, granite countertops, commercial stainless steel ranges with six burners and massive hoods, etc. And then they begin to lose sight of why they started this quest as AD1their desires become more and more grandiose.

But maybe they (or you) don't need granite countertops, oak cabinets, or a six burner stove. Perhaps a coat of paint and some refacing would work fine for the cabinets. Maybe a nice linoleum floor and a new sink. Possibly replace that old scratched laminate countertop with a new one. You might be surprised how much some of them look like granite nowadays. Add in some new stainless steel (or black or white if you prefer) appliances and a coat of paint on the walls, and you might think you're standing in a brand new kitchen. And for one-fifth of what you thought you'd have to pay.

One popular change that you might want to keep under consideration is the removal of a wall. If done right, this can work wonders for making a small kitchen feel spacious and open. Of course, you must make certain that any wall you remove is not structural. If removal of the full wall is not feasible, consider removing part of it and making it into a 'half wall' where only the top half or so is taken out, or creating a 'pass-thru' - more or less a square or rectangular hole in the wall. These can also make a world of difference in the feel of the finished room.

Of course, it could be that your kitchen does need major updating. Maybe your stove and refrigerator are right next to each other. Any remodel worth the name has to change that. Maybe there's just not enough room for the four or five people that normally prepare meals in your house - so you really do need to expand outside the current kitchen walls.

But make sure that any major (and expensive) changes occur because you need them or you really want them - not because you see them in every magazine you pick up or every TV design show you watch.

DIY Sewing

You may be the kind who prefers to sew a new garment to mending or altering, but you must admit that those skills are necessary even in today's world of ready made clothing. There are certain skills that probably everyone should have, such as altering a hem or cuff. One place to learn such skills is Hilary's U-Sew Site. Get an inside look at Hilary's site with this exclusive interview.

How did you decide to make a web site about clothing alterations and repairs?

Hilary: Prior to an interstate move, I was contemplating whether to re-start a new dressmaking business at my new address, plus I was also thinking of retirement at some future time. I looked at ways to offer my experience in a DIY situation.

I researched libraries, book stores, the internet, etc. I found countless publications offering "how to" do every aspect of clothing construction but absolutely nothing relating to altering/repairing existing clothing.

What are the three most requested repairs that people want to learn? Hilary:

  1. Replacement of broken zippers,
  2. Patching favourite jeans,
  3. Repairing badly constructed garments.

What are the three most requested alterations that people want to learn? Hilary:

  1. Taking in/letting out sideseams, darts, etc..
  2. Changing the appearance of features that don't fit or aren't attractive,
  3. Updating styles on favourite garments.

With clothing so inexpensive these days, what are the advantages of learning to alter and repair garments? Hilary: What you pay for is what you get. A cheap garment will never look or feel as good as a well made one. I am constantly advising U-Sew members how to alter their cheap garments to fit or look better. In other words; cheap garments usually need to be worked on to be improved, and quality garments occasionally need to be updated or repaired.

Do you have any tips for teaching children simple repairs such as replacing buttons or hems?

Hilary: Sorry, but I've never considered teaching sewing to children. My web site is aimed at those who can already do the basics. I didn't have daughters, only sons who still bring all their clothes to me for repairs. My teen age granddaughter is now studying garment construction so in time I may pass the family's sewing responsibilities onto her.

Hilary's U-Sew.com is a membership based site. She has some free hints, plus an advice section, and a "Contact Hilary" form. In the Sewing Topics section you can see the topics available for download by members. Everything from dealing with hems and waistands to different repairs or alterations for skirts, pants/jeans, sleeves, and tops. This site will give you information you need to learn to do the alterations you need for your own clothes. Mending and repairs will be simpler for you with the information by Hilary. So if you're tired of looking at that pile of mending and alterations, visit her site to get going.

Robin A. Brown writes about different sewing subjects. She is a fan of Singer brand sewing machines her whole life. She has sewn since she was in sixth grade, though not continuously.

She is now a mother with daughters who also are learning to sew. Robin prefers to sew a new garment than mending, so she makes herself do the mending before she gets to work on the new garments. That way the mending gets done.

Robin also markets Singer sewing machines and accessories at http://www.SewSing.com where she is publishing video tutorials on using mechanical Singer sewing machines. Visit http://www.SewSing.com today for video tutorials.

Workers Compensation for Todays California Contractor

Workers Compensation insurance is not an option for business owners - large or small - in the state of California. Even home-based businesses with a single employee must hold Workers Compensation insurance. This insurance covers employees who are injured on the job while on company property as well as off company property as long as the injury occurred while in the line of duty including automobile accidents. It also covers any illnesses that are work-related.

The insurance is used to pay the medical costs of the employee that are accrued from this injury or illness, as well as compensation for loss of pay due to the illness or injury. The medical costs can include the initial medical services as well as any recovery or rehabilitation costs that may be necessary. These policies should not be mistaken for medical coverage since they must be purchased as a separate policy from the medical insurance offered by the employer. The distinction is that Worker's Compensation insurance only covers employees while they are on the job.

Until recently, it was a relatively common practice for small businesses to operate without Workers Compensation insurance since law enforcement was ill equipped to detect those businesses breaking this law. However, California has recently put into action a bill that will not only serve as a watchdog for California businesses and their Workers Compensation insurance, but it also penalizes any business without coverage. Though businesses will be given a grace period during which they may purchase Workers Compensation coverage without penalization, any business that does not comply within the ten-day time frame will be fined $1,000 per employee.

According to the Commission on Health and Safety and Workers' Compensation the cost of cases dealing with non-compliant businesses to the Workers Compensation laws is well over $20 million per year, and the cases are so numerous that only 1 in 10 cases are actually cleared through the clogged system.

Of course the cost to you, the business owner, is far higher than the state when it comes to dealing with the woes of not carrying Workers Compensation insurance. State investigators can actually legally completely shut down a business in response to a complaint filed against them concerning Workers Compensation. Not only this, but an uninsured employer can be directly sued by an injured employee, and all legal costs of the lawsuit must come out of the employer's pocket whereas an insured employer would have these legal costs covered in their policy.

Penalties for not carrying Workers Compensation vary depending on the case and the size of the business. However, these penalties are always quite steep and never worth any money the company saves by not carrying insurance. Not only is it not worth the risk to skip being insured, new laws are being put into action to make sure all businesses comply with the Workers Compensation laws. To make sure you're not one of the unfortunate companies that must weather the storm of penalties due to non-compliance with these laws, you'll want to make sure you obtain some kind of Workers Compensation policy for your business. Not all insurance agents are informed of the newest regulations, so be sure to check with the California Department of Insurance for a list of registered insurance firms before settling on a policy.

Pros and Cons of Buying Bathroom Remodeling Supplies on the Web

Are you planning to remodel your bathroom? Trying to hunt down bargains both on and off-line? Like many homeowners looking for a good deal, you may be considering the purchase of your remodeling supplies on the Internet, but you're wondering if that's a good idea. Keep reading to learn about both the benefits and the disadvantages of buying your bathroom remodeling supplies on the web.

Pro - Great Savings

Home renovators can typically save between 20-50% off the standard retail price when purchasing their products online. As a consumer, you're not paying for retail overhead like building costs and store staff, meaning you save money.

Con - Hidden Shipping Costs

Hidden costs for online purchases, like shipping, can easily tip your budget overboard. Because building materials are often bulky and heavy, you can wind up paying a hefty premium to have online-purchased items shipped to your house. One strategy is to look for products that can be picked up in-store or for online specials that include free shipping.

Pro - Easy Cost Comparison

Because all the price information is right in front of you, the Internet makes it simple to do a fast cost comparison between different products and suppliers. With just the click of a mouse, you can find out who has the lowest price on Moen faucets or Ceralux sinks.8F3

Con - Lack of Product Testability

When we're browsing through a bricks-and-mortar retail store, we're able to really examine a product. We can look at it, touch it and even shake it if we want. Unfortunately, with online shopping we don't get that tactile testability.

Pro - Online Consumer Reviews

Even though you may not get to test the product yourself, it's often easy to find numerous product reviews written by consumers just like you. By browsing through review sites or even doing a web search for your product name plus the word "review," you'll quickly find honest product summaries that speak directly to quality, ease of installation and the manufacturer's level of customer service.

Purchasing online may not be for everyone. Some of us like the ease and convenience of one-stop shopping from the comfort of our home office while others prefer to browse the store aisles, getting ideas and checking out products first-hand. If you are going to try online shopping for bathroom remodeling supplies, always read product reviews, do a thorough price comparison and be aware of hidden costs like shipping.

Remodeling Porches Can Add More Fun to Your Home

Homeowners in Atlanta, Georgia found a way to enjoy the spring and summer without being disturbed by mosquitoes. They turned a plain porch into a screened-in palace of enjoyment.

Of course, a screened-in stump is not attractive or appealing. Creating a screened in porch that is enjoyable and eye catching takes a little more effort and the right tools. The environment also needed to be taken into account. The humidity and high temperatures of Georgia and the exterior of the house had to be considered. The first task the homeowners knew was necessary was cutting the inside of the frame to accommodate a slope in the porch.

These are the steps they followed:

1. They started with sheets of pre-primed 4x8 foot beadboard ceiling paneling was trimmed to fit.

2. Next they installed the ceiling panel and fan. Instead of holding the paneling in place they used a nail gun. Next they wired the ceiling fan and panel. The light and fan made the porch even more accessible by providing illumination for night time and dropping the temperature by up to ten degrees. Two people will be needed to install the fan. One to hold it and one to connect the wires and make sure the it is in place.

3. The 2x4 frame of the porch was measured to fit the screens that were installed later on. The vertical braces were nailed to the crosspieces.

4. A staple gun was used to connect pine and plywood beadboard interior paneling. The panel was level across the top but trimmed at the bottom because it needed to slope to handle rain runoff.

5. The hardboard exterior panels were put up one at a time, beginning at the bottom and moving up. The first panel had to be custom-cut due to the shape of the ground. The homeowners worked hard to match a pale yellow paint with the weathered color of the house.

6. The final step of the project was finishing off the screen. The vinyl grids had channels in them that were screwed right into the wooden frames. Aluminum or fiberglass screens can be put in to create a seamless look. Use a mallet to close the caps on the vinyl channels.

For homeowners that are searching for ways to renovate their porch, there are plenty of different ways to do it. Porch renovations can spice up a dreary backyard. They can also add value to your home if they are done properly. Find out what other homeowners are doing to improve their porches.

Tips for Low Cost Kitchen Renovations

When you consider renovations in your home, there are many factors to consider. Your budget is one of the most important considerations that you will make. Some rooms will cost more to renovate than others. In fact, your kitchen renovation will be a big expense. If you are moving walls, changing plumbing, insta1C84lling new cabinets and getting new appliances, you are easily looking at thousands of dollars. However, the good news is that there are things that you can do to renovate your kitchen and save money at the same time. It is possible to remodel without breaking the bank.

Take a Look at What you Have:

When you start your kitchen remodel, then first thing you will want to do when you want or need to save a lot of money is to take a good look at what you already have. Make a list of what you can use again and what really needs to be replaced. For example, if you think you would like new kitchen cabinets, but you are afraid that you will not be able to afford what you want, then consider using your existing cabinets. You can update them with a fresh coat of paint or have them refinished. Add some new hardware and you will have a like-new look at a fraction of the price. The same goes for your appliances. You may have an almond colored refrigerator and long for a stainless steel look. Did you know that it might be possible to outfit your existing appliances with a stainless overlay? This will certainly breathe new life into your kitchen renovations without spending so much money. You can get information on this by searching the web or by visiting your local home improvement store.

Look For Discounts

The next thing you will want to do is to shop for discounts. If you need new flooring, then go where you can get it for less. Wholesale stores are the perfect place to begin. These stores often carry limited quantities of items, so if you shop there regularly, you are bound to find something you love. Also, check with places such as Home Depot and Lowe's for their specials. You may even think about applying for a store credit card when they offer a zero percent interest financing deal. If you are spending a lot of money on your project, you may very well save a lot of money by doing this.

Do it Yourself and Save Of course, another way to save a bundle on any home improvement project is to get into the do it yourself craze. Think about the projects that need to be completed. What can you do without hiring a professional? The answer might surprise you. Many renovations projects are not as difficult as they seem. You only need some information and the right tools and equipment. You can learn techniques online or by taking a couple of courses. When you cut out the middle man and do the work yourself, you will see that you will save hundreds, if not thousands of dollars.

Renovating The Exterior of Your Home the Easy Way

While many people do minor repairs and interior remodeling jobs, they often hesitate about doing exterior remodeling or renovating. There's not really a big difference between the interior and exterior of your home except for the size of the DIY jobs.

Most of the time when homeowners choose to remodel their home, there is something on the outside that needs to be done. If you allow yourself enough time, you can look for great deals on many of the supplies you're going to need. Some of the exterior jobs that may need to be done are gutters, siding, windows and window trims or perhaps adding a patio or deck to your home.

If you plan ahead, you can not only save money but also get yourself organized, whether this means getting the time off from work or arranging for the rental of some of the tools you'll need for the job. You'll be spending enough on the supplies, so you won't want to have to buy tools as well, especially when you can rent them for a fraction of the cost.

If purchasing new siding is not quite in your budget this year, repainting your home is a great DIY job that will brighten and spruce up your home. Again, planning is very important. You may have to prepare the siding for painting such as sanding old paint off or washing the home. Some people don't understand the logic of washing if it's going to be repainted. It's the best way to give it a professional look. If your home is tall and needs ladders and scaffolding, doing one section at a time will save you a lot of time and energy. Many make the mistake of trying to get the whole house done at one time. You'll find working in sections at a time not only is easier but also makes you feel you accomplished more at the end of each day.

If you are going with new siding and windows, you may want to hire a professional if you have no experience in this type of work. However, many books and online sites have step-by-step guides for the DIY jobs. The stores where you buy your supplies (siding, windows, roofing, etc.) may also be able to give you many much-needed tips. If you're lucky, you have a friend or family member knowledgeable in home renovations that are willing to help you. You will save a fortune on labor costs!

So You Think You Are Ready To Build That Dream Workshop?

If you are like me, at some point you ran out of room in the garage and started dreaming about your own workshop. Well, you are about to take an exciting ride. This is your dream, so make it count for all its worth.

Designing your dream shop can be exhilarating and frustrating all at the same time. I am sure you have this mental picture of what you want. The trick is to get it on paper. Take your time. Make 1/4 scale paper cutouts of all your current and proposed stationary tools. Using a 1/4 scale shop layout start arranging the tools in different patterns. When doing this, be sure to consider the area around each tool. You do not want to set a table saw in a position and then find out you cannot get a 4x8 sheet of plywood in position.

This process is probably going to tell you that your original estimate of the finished shop size just isn't big enough. I did not go through this step because I thought I was building a shop that I would never outgrow. Boy, was I surprised. With my addiction to buying new tools, I had a full shop in about 6 months. My shop kind of evolved instead of being designed properly. This is your final warning on size. Think carefully.

I believe that when it came to the actual construction I did it right. Two things were in my favor. I wasn't afraid to tackle the project, and I had a friend who was willing to help. Taking on a project like this is not that difficult once you realize that it's just basic construction. How difficult is it to build a box?

Before you buy the first piece of lumber, speak to your city's permit department. Rules and regulations differ. Luckily, in my city you are permitted to do all the work on your own property. A lot of people have had their dreams shutdown or postponed because they did not get the permit. Some cities may require architectural drawings while others will accept a sketch. I went the way of the sketch. If you are able to do your own work, costs will be greatly reduced, meaning more money for tools.. Next, contact the utility companies. The can find any underground utilities that may cause you a problem.

Now that you have the permit, and there are no utilities to worry about, let's start creating some cost estimates. I broke the building down to its parts. I went to our local big box store and created a cost sheet, the best I could. I next took this cost sheet to our locally owned hardware store. I told them what I wanted and showed them the estimate. The hardware store either outbid or met the cost from the big box store. I decided to use the local hardware store. I went with them just to keep the money in town, but other benefits arose during the process. When I was short on materials, the local hardware store delivered while I was at work and I would stop by on my way home and pay them. No big box store is going to do this.

Cement

Originally, I was going to pour my own slab. But, after estimating my cost, I determined that it would almost be as cheap to hire someone. Through my local hardware store I located a gentleman that gave me an excellent bid. Do not skimp on concrete, beams, or re-bar. Most of the money spent here will go into the ground, but this will be the foundation for everything else. After building the forms, digging for the beams, and laying the re-bar, the city inspector will probably want to put his stamp of approval on the project before the concrete is poured.

Basic wall construction

If you can use a framing square and a 4 foot level you can build this workshop. Once again you may want to talk to your city inspector concerning requirements for outside wall construction. In our area we use 16" centers on studs. How tall do you want the walls to be? I would suggest 10 foot. With 10 foot walls you will have plenty room to move plywood and long pieces of lumber with ease.

Attic and Roof Construction

There are several factors to consider when making a decision about attic and roof construction. Do you want storage upstairs? Are you going to have heat and A/C. Do you need to consider aesthetics or architecture? While looking for a truss type to use, I discovered one called an attic truss. This allows storage. One consideration, if thinking about an attic truss is the pitch of the roof. On the average sized home workshop a good attic truss will require at least a 6-12 pitch. This means that if your building is 24ft wide, the peak of the roof will be 6ft above the ceiling. Trusses are normally installed on 24inch centers. After the trusses are installed, the sheathing needs to be applied. This can be regular plywood or plywood with an application of some type of heat resistant material. If you are going to heat and air condition your shop, put some real thought into using the plywood with the heat resistant material.

Shingles Installation

Don't skimp when buying shingles and tar paper. These materials are what keep your shop dry. Please follow the manufacturer's recommendation when installing the shingles. If you are lucky like I was, I put up the walls, roof, and shingles during a 3 month period with no rain to deal with. The only problem we had was the heat. Applying shingles in the summer time is not fun. Do this chore early in the day or late evening.

Siding

There are too many different types of siding to consider that I cannot make any real suggestions on this one. I can tell you, we used a product called Hardiplank. This is a cement/fiber product that will virtually last forever or at least several lifetimes.

Electricity

This is one area where I am not going to make any suggestion that you perform this part of the project. You are going to have to decide if you have sufficient knowledge. Electricity is dangerous and it will KILL you if you make a mistake.

Windows and doors

Deciding on door locations needs to be done before the cement is poured. Let the contractor know where and what type doors are to be used. This will allow him to pour the cement so that there will be a depression in the cement at the door locations. This is required in order keep out the weather. I built my main entry door. It is a double door setup that is 6ft wide and 8ft high. I have no problem moving things in and out. I also installed a 12ftx8ft aluminum garage door on the opposite end. I should have used a normal one car width door. Too much space was wasted. Do you want natural light? If so, plan for a lot of windows on the north and south sides. Of course, the more windows used, the less wall space will be available for storage. I do not like having to look through drawers to find things. All my available wall space is peg board. I can see everything.

Interior

Setup of the interior is probably the most enjoyable part of this whole project. This is where you put your personal stamp on things. Make yourself comfortable because you are going to spend a lot time in your shop. Mine is equipped with central air and heat, running hot and cold water, cable television and internet access.

Now go and enjoy. If you have questions or comments, I am just an e-mail away. You can contact me through my website.

Enriching Your Kitchens

Ever wondered what kind of intense pressure Christiano Ronaldo must be going through every time he walks on to the field while playing for the hugely popular Manchester United? I know it's the wrong kind of comparison, but kitchen furniture manufactures are almost always put in similar kinds of unenviable situations. After all, they have been entrusted with the onerous task of resurrecting our stolid kitchens. Wherever they go, their impeccable reputation precedes them. A reputation, which has been painstakingly built on years of selfless service to homeowners across the globe.

Excellence that speaks for itself

One look at furniture created by leading kitchen furniture manufacturers, and you know that you're looking at something special. The obsession with excellence, emphasis on cutting edge design, unmatched craftsmanship and complete attention to every possible detail, is unmistakable. Then there are those numerous innovations in terms of style and color that make the furniture look almost like an esoteric yet priceless work of art. Be it kitchen dining furniture, kitchen island furniture, kitchen storage furniture or an array of functional cabinets, nothing comes close to the tireless service rendered by kitchen furniture manufacturers. Giving a fresh lease of life to every kitchen is their credo, and it's clearly espoused in their work.

Wood and more

If you are on a singular mission of adding oodles of aesthetic value to your kitchen, then there's nothing to beat wood kitchen furniture. That's a secret every kitchen furniture manufacturer will tell you. Wood kitchen furniture, be it chairs, tables or even stools has the power to add immense value to any space. Unique and distinct in every possible way, each piece of furniture is sure to fill you with uncontained enthusiasm and glee. But what if the thought of being eco-friendly provokes you? Then there are other options that can be explored. Several manufacturers make fabulous looking furniture from medium density fiber board, particle board and laminates. This kind of furniture is enduring, practical and very affordable. Considering that the radioactive stocks of this furniture rarely last, you must consider it rather providential to get something for your kitchen. It's all that you need to make cooking an absolute delight.

E-commerce and furniture

The emergence of the Internet and the consequent information explosion has revitalized and energized the kitchen furniture industry all over the world. These manufacturers make use of the Internet extensively to offer tailor-made solutions to their clientele. Its just not kitchen furniture that is selling like hot cakes but integrated kitchens, custom-made kitchens, kitchen cabinets and many more food storage alternatives. These manufactures are sure poised for a great leap forward in the near future.

Kitchen furniture manufacturers with their innovative ideas, refreshingly different design and impeccable execution have managed to carve a niche for themselves in the hearts and minds of customers. There are many ways you can enhance a bathroom but the following bathroom tip is by far my favorite bathroom remodeling tip. There is nothing like stepping out of the shower onto a soothing, pre-warmed bathroom tile or stone floor. This alone makes this bathroom remodeling tip my favorite of all. If you think warm floors would just feel great, you are right, but you will be also be pleased to know there are several other reasons why heating your bathroom floor is one of the best bathroom ideas that can be had.

Radiant Floor Heating is extremely efficient. In fact, it is so efficient it can in some cases be used throughout your house on all of your hard floors to lower your energy bill. This is because the heat is evenly distributed at the lowest point possible in an efficient way. So no more sitting by a vent to stay warm, or letting your hot air come out of the middle of a wall so that it can rise to the roof. Radiant heating heats much like the sun does with no hot blowing air involved, which in my opinion gives off much better warm feeling.

Aside from the fresh from the spa feeling, a heated bathroom floor can encourage you to turn your thermostat a little lower, especially if you know you have warm bathroom tile to greet your cold wet feet! Best of all, when properly installed, you can expect your warm flooring to heat for up to 25 or more years with no filters to clean, and no operating noise.

Remodeling and Renovating Rooms in Your Home

A home consists of many different rooms: kitchen, dining room, living room, bedrooms, family room and bathrooms. Notice how bathrooms always seem to be listed last as though they are the least important? Many people don't consider bathrooms as important rooms because there is really no activity that takes place in this room. In addition, a very small room is not given much thought as far as home improvement or remodeling. When undertaking a remodeling project for the bathroom, however, there are many small details that peopleB65 tend to forget. There's actually much more involved in remodeling a bathroom than people realize.

Before you begin the remodeling or building project for your bathroom, you need to plan what you are going to do. Although many think of a "bathroom" as a place to take a bath, it is actually so much more than that. Depending on whether you're doing a "full bathroom", "half bathroom" or "3/4 bathroom", will determine what you will need to purchase and plan. A full bathroom will have a bathtub, shower, sink and toilet, whereas a half bathroom will only have a sink and toilet. A bathroom will consist of a toilet, sink and shower. Many homeowners like having one full bathroom for family and a half bathroom either for guests or as an additional room near the bedrooms.

A bathroom home improvement project is when you are installing something in the bathroom, such as adding a bathtub where there previously was only a shower. Other additions to the bathroom may be a vanity, fan, shower door, medicine cabinet or even new flooring. You may choose to do a lot or all of it yourself or you may hire a contractor. Although some contractors are often expensive, a bathroom is a small room that won't usually cost that much to remodel. Although a bathroom is a small room that many don't give a second thought to, it's an important room when trying to sell your home. Prospective buyers seem to always pay the most attention to the kitchen and bathroom.

Many online stores carry many of the supplies you'll need for your bathroom, whether you do the work yourself or hire someone. As long as you are remodeling your bathroom, take this opportunity to make any additions for any elderly or disabled friends or relatives. Some of these additions may be bathtub safety bars, non-slip bathtub surface, or a higher toilet seat. While these additions may not seem like much to you, your guests will certainly appreciate them. In addition, they make great selling points should you decide to sell your home.

Home Remodeling and Renovation Ideas

No matter how old a home is, or what condition it is in, most homeowners start to get ideas for renovation projects after a while. The project in mind might make home more comfortable, create some space or make an existing room easier to use. Renovation ideas like these are always at the back of a homeowner's mind, just waiting for the right opportunity to become a reality.

Of course, you are probably happy with most aspects of your home. After all, there is a reason you bought it in the first place. Even so, you might want to think about making additions to accommodate a better entertainment area or rearranging your current setup so that conveniences are in easy reach. Many excellent renovation plans include simply replacing the light fixtures or incorporating a dining area and kitchen into a single, spacious room. Other ideas may call for a lot more work and require that new utilities be installed.

Cabinetry in the bathroom and kitchen might need to be updated, or you may just want to incorporate some extra storage. The size of your home renovation dreams can be as big as the space you have to work with, your budget and your determination to alter your existing living space. Simply patching up some holes and giving the walls a fresh coat of paint can improve the interior, but some home renovation plans can give your residence a whole new vibe.

If you are content with the interior of your home, you could still consider installing an enclosed patio that extends from the back door of your home. Or, you might even think of adding a sliding glass door that leads to the patio. If you are considering this option, you could also go a little further and build a deck around the patio which makes the larger outdoor space for the summer but useful in spots of bad weather.

Often, after a home renovation is done, further projects start to form. As part of a room is changed, other changes suggest themselves. For instance, if you replace outdated, unattractive appliances with newer models, you could start to be of the opinion that nice granite counter tops and custom cabinets would be an excellent addition as well. Installing a second oven is a huge convenience for big families and to make space for it, a homeowner could decide to add a kitchen island with a range and sink.

Building Choices That Will Change The Price Of Your Sunroom

Your specific home will have its individual aspects that will make your sunroom construction options and sunroom pricing possibilities different from your neighbor or family members home. However, starting with people who already have a sunroom is a good way to get an idea of what features you want your sunroom to have. For example, if you want an aluminum sunroom with few windows and a solid roof, youre looking at a much less expensive option than a full glass sunroom with wood beam construction. So here are a few factors which will affect your sunroom pricing when you are exploring sunroom construction.

Foundation Considerations That Will Affect Sunroom Prices

When you are building your sunroom, you start with the foundation. However, that foundation must be in compliance with the building codes of your local area. These codes will vary in part due to the climate that you live in. For example, if you have a considerable amount of freezing during winter, then the foundation will have to be deeper than in warmer climates. This will mean more expense in labor and materials. Then you will need to level or grade the area that you are preparing for your sunroom. If you have an existing deck, certain types of sunrooms can be built on top of them, saving you time and money. But again, it depends on your local building codes. However, if you are building an addition from scratch you will do best for stability and insulation to start with a slab foundation. It is a good base for all kinds of sunroom construction. If you cannot grade and level your construction area, then you will need to build a framed foundation, with concrete or cement block outer walls.

Roof Choices and Sunroom Cost

For many homeowners, the roof of their sunroom is not something that they have to think about. They want it to be a solid barrier from the sunlight, allowing the sunroom to get its exposure only from the full or partially glass walls. For others, however, they plan to have a number of skylights in the otherwise solid room. And still more would like their entire room to be made of glass so that they can take full advantage of the room as a potential greenhouse as well as a warm place to spend cool days. The cost of the framing on the roof itself will be done in a traditional construction manner, though the type of material used will affect the price greatly. These material types will be discussed more in the following section. But whats important to remember about the roof is that the more skylights you have, the more expensive the construction will be.

Material Choices for Sunroom Construction

There are a number of choices in materials for building your sunroom. The material you choose will greatly affect the cost of your sunroom not just at construction, but in the future in regards to heating, cooling and maintenance costs as well. The first material is PVC. This is the cheapest material that can be used for sunrooms. It has a number of additional advantages as well; it offers a high level of insulation in order to keep heating and cooling costs lower, it is available in a variety of colors, and it takes very little maintenance. The one drawback is that you will not be able to use it on certain historic buildings. Next in cost is aluminum. An aluminum sunroom is very similar to PVC, but doesnt do quite as good a job at insulating. However, it does have low maintenance issues and can come in a number of styles and colors in order to coordinate with your existing home covering. The most expensive material you can choose is wood. For many people, they prefer wood because it is more traditional, and because they can stain or paint it to custom colors in order to match their home exactly. However, there is one tradeoff besides the higher cost it will also require maintenance from time to time.

A Major Factor in Sunroom Prices Your Windows

Windows in a sunroom are probably the greatest variable in sunroom pricing. Not only does the number of windows that you choose make a difference, but so does the type. If they are fixed, they will be less expensive than if they open. If you choose a size window that is the standard type and size sold, then you will have less expense than if you request a custom-insulation. The type of glaze that you choose to put on the windows will matter as well. You can get windows that control the amount of sunlight that enters, ones that block out damaging rays and even ones that help control the temperature of the room. But the more your windows can do, the more expensive they are bound to be.

The Best Option for Above Ground Pool Decks

Once you have your above ground pool installed then the next task in line is to have some decking installed around it. You have the option of having the pool completely wrapped in decking or just having it partially wrapped, so there is room for a few chairs and for people to lay in the sun.

For many people the first thing that comes to mind when they think of decking is redwood. The fact is that redwood doesn't work well in alot of climates and is quite expensive. Secondly, if you have seen pictures i7F8n magazines of beautiful redwood decks you have to bear in mind that they were made from super pricey, premium, top grade redwood that is completely free of knot holes and color flaws.

For many people, one great option is to use premium grade Douglas Fir for their decking around their built in pool. Even less then premium grade will do if you want but the one huge benefit of this is substantial cost savings. It is more susceptible to decay then redwood but if it is treated and painted correctly it will easily last for a couple of decades.

Douglas Fir is the type of pine that is used for the framing of a building and it usually ends up covered up by siding and sheetrock on a house and isn't usually recommended for decking due to its vulnerability to warpage and decay.

However; if it is painted well with a high quality oil based primer that has a good dose of penetrating additive added to it and then given a good top coat of high grade exterior paint it will give years of service and because it is painted you can choose the color that matches your pool best.

Rain Gutters And Downspouts - All You Need To Know

Rain gutters and downspouts are obviously one of the more important aspects on the outside of any home. They help in protecting your foundation from eroding as well as your roof and siding from rotting as well. Not to mention preventing a complete muddy mess that you have to try and avoid walking in. The biggest question about rain gutters is, what do you really need for your particular home? Here is a quick look at some of the basics on choosing a gutter system for your home.

What size of rain gutter do you need?

Because gutters come in different sizes, as well as materials one of the first things you will need to know is what size you need. This will depend on what part of the country you live in. If you live in an area which receives heavy rainfall then you should go with a larger 7" gutter channel. You need the bigger size to handle the heavier amounts of precipitation to prevent them from overflowing. For those living in areas which get little rain then a 5" or 6" gutter will be fine.

What kind of material do you want your gutter made out of?

Your next step is deciding what type of material you would like to have your gutter made of. The most common materials are aluminum and vinyl. Both have their advantages and disadvantages, but you can also choose to have them made from copper, steel or other materials. Obviously, cost will be a consideration when you are looking at copper gutters, but copper will last a lifetime if cared for properly. If you live in an area where you do not have extreme temperature fluctuations then a vinyl gutter system would make for a good choice.

Seamless or not?

Finally, you will need to decide on whether you would like to have a seamless gutter system or one that is in sections. Seamless gutters and downspouts are considered by most experts to be the best choice. It eliminates the "seams" that could eventually lead to leaks and sagging. Keep in mind though; a seamless gutter will still have seams at the corner breaks. Also, seamless will be a more expensive option. All in all though, it is the best route to go.

Installing rain gutters

Finally, whatever gutters and downspouts you decide to install, don't use the old style of putting them up with big spikes and ferrules. This is a very outdated method of installation and will only lead to problems down the road since these spikes expand and contract with the weather and wear out the fascia boards as well. Use gutter hangers and you will eliminate this issue altogether.

Once you have made your choice for the type of guttering you want you can have it installed by any number of contractors for a nominal cost. It is well worth leaving to the pros. Getting up on a ladder and trying to do it yourself is not a great idea, especially if you have ever fallen off a ladder as so many people have. Let a pro do it and you can enjoy the benefits of their work for years to come.

The Added Convenience Of An Indoor Swimming Pool

Homeowners who enjoy the added luxury of owning a home swimming pool will surely tell you of the countless hours of enjoyment and increased property value that their swimming pool has provided them. In fact, more and more people who are embarking upon new home construction are choosing to include the backyard swimming pool in their initial Construction Plans. But for some homeowners, climate and convenience have prompted them to opt instead for an indoor swimming pool a place where they can enjoy the luxuries of the water unobstructed.

The indoor swimming pool is just what its name suggests an enclosed swimming pool that is within a building or home. Many public facilities such as gyms, country clubs, hotels, and schools offer an indoor swimming pool. But now, more than ever, there is a growing trend for the private sector to include an indoor swimming pool in their home design. In this case, the pool may be within the confines of the home or within an attached atrium that is surrounded by glass. In either case, the indoor swimming pool is protected from the elements including temperature and bugs and allows users to enjoy the water without having to give any thought to the time of day or time of year.

Of course, as with any swimming pool, ongoing maintenance of the indoor swimming pool is essential to ensuring that the pool stays in proper working condition. Often homeowners will enlist the services of a professional swimming pool maintenance company that will clean, maintain, and repair the swimming pool according to the terms of their contract.

However, there are certain safety issues that must be addressed if you choose to have an indoor swimming pool especially if there are children in the home. While an outdoor pool can certainly be dangerous, you at least have the opportunity to fence off the pool area so that children do not enter without being accompanied by an adult. If you have a pool inside your home you must take extra precautions to ensure that children are supervised at all times and know not to enter the pool area without permission. It may be advisable depending on the ages of the children to keep the indoor swimming pool behind locked doors. In addition, all children should be taught to swim, as well as taught comprehensive pool safety.

An indoor swimming pool can be a luxurious addition to any home. If you use it safely and maintain it well, it will surely bring you many years of enjoyment.

Bathroom Remodeling Themes

Here, you will be introduced to the top 5 bathroom remodeling themes. Remodeling this particular room has been found to be a very exciting endeavor to many homeowners. This excitement occurs for many different reasons. First, remodeling the bathroom is a relatively easy task that anyone can perform. Second, it takes very little time to remodel this room. Third, many individuals view this room as a private area where they can relax and unwind in a warm bubble bath, or even a hot shower. Individuals can instill a sense of creativity in this room, and add a spark of their unique personality by selecting a theme.

A theme is a general subject of a room. It is a particular style, or type of decoration that you choose to center your bathroom around. This theme should reflect the personality of the individual performing the decoration, the interests of that individual, or simply a subject theme that is common to the bathroom. There are many methods in which a person who is remodeling the bathroom can integrate all components into one. If you are trying to decide on the most appropriate decoration style for your bathroom, you may consider the ideas listed here as extremely beneficial in your decision. Now, I will introduce you to the top 5 bathroom remodeling themes.

1. One of the most popular bathroom themes is that which reflects scenes and decorations that can reflect things under the sea. There are many creative ways to achieve this bathroom theme. One of the base components required to achieve this type of decorating scheme is to implement various shades of blue and green into the room. This can be achieved by painting the walls in these colors, ensuring that the sink, bathtub, and toilet fit in with this color scheme, or even working in ceramic tile on the floors, shower, and walls that reflect this coloring. Accessorizing in an "under the sea" scheme is quite simple to do. There are many different shower curtains, sink sets, and toilet coverings that can be implemented in order to enhance the "underwater" experience.

2. The next bathroom remodeling theme that seems to be growing in popularity is the "rainforest" theme. This can be easily achieved by integrating bamboo flooring, and bamboo wall covering. Mixed with trimmings of woods, and grains, virtually every component of the bathroom can be integrated into a tropical retreat. These days, you can purchase window blinds that display tropical rainforest themes, and even shower curtains that reflect this theme. If you elect to use this particular theme when remodeling your bathroom, it is important to integrate accessories and artistic prints that reflect the bright birds, trees, and plants that reside in these cherished tropical sanctuaries.

3. Asian bathroom themes are quickly growing in popularity. Integrating small palms, Asian lettering, and small graphics like those that display Geishas are becoming quite trendy when it comes to bathroom remodeling. It is important to use a lot of wood, particularly bamboo and that derived from palms, in order to develop this particular bathroom design. Many also often go for mosaic type glass and even etched glass with natural scenes that are relevant to Asia. This can be a very relaxing and interesting theme for this room in the home.

4. The artistic theme is also emerging as a popular choice when it comes to bathroom remodeling. This can be achieved by mixing abstract colors, patterns, shapes, and artwork into the bathroom. Virtually anything goes in this type of bathroom. There are many geometrically shaped bathtubs and showers that can be purchased to appeal to this particular bathroom design. Sinks and vanities that would be appropriate to this type of theme can also be purchased.

5. The Zen theme is a great bathroom remodeling scheme. This type of theme focuses on balance and nature. It should be painted and designed in neutral and calming colors. It should be thrift, yet elegant. Implementing accessories like candles and wicker baskets are quite appropriate when it comes to the Zen bathroom. Using products like bamboo towel racks and toilet paper holders, scented satchels around the bathtub areas, and an arrangement of tropical plants are all fluid when it comes to this type of bathroom theme. Having a water resistant CD player that plays soothing sounds of nature will add to the effect of this bathroom remodeling theme.

As you can see, there are many different bathroom themes that you can choose from when remodeling your bathroom. Here, you have been introduced to the five most popular ones.

Kitchen Renovations For Newbies - No Seriously!

If you are considering revamping your kitchen then it can be a scary daunting task. To help you out we've written some very helpful tips that you must bear in mind. Your kitchen renovation should be carried out:

- In a kitchen, preferably your kitchen. That is unless of course you're a builder!
- During daylight hours
- Not while there is anything else that might take your mind of the task in hand. Especially floods and tornado's, oh and possibly fires too.

You should carefully plan every part of your kitchen revamp so that you don't get swamped with things that need doing. You can't just wing it and get stuck in, planning is absolutely imperative. This is a great excuse... oh sorry reason to go to the pub and plan. Just remember to tell your wife that you are going out to plan her perfect kitchen.

The pub is a great place to plan as not only will you be able to plan in peace but you will also be able to learn about other peoples mistakes.

If you are considering revamping your kitchen then you could consider installing matchless lighting systems, these mean that you will no longer have to use a match to light your cooker. There are many more kitchen renovation ideas that can be found on the Internet.

So what tools will I need?

Whatever task you are doing you need the right tools, you wouldn't go to the pub without a beer now would you? Well it's sort of the same thing with the tools that you need. The actual tools that you need are:

- in someone else's tool boxes
- a pair of pants that show off your butt crack
- cans of beer to give to the person you're borrowing the tools from
- beer to drink while 'working'
- some form of distraction, but nothing too distracting like crying babies!
- telephone in case you need to call for an ambulance
- at least 10 people to help you
- the number of at least 1 professional for when you mess things up.

You should start off my putting your plans on the table, putting your hands in your pockets and sighing. If your wife asks you a question then all answers should start with a sharp intake of breath, especially if you are discussing prices.

When is the best time to remodel your kitchen?

You should ideally remodel your kitchen straight after something really bad has happened and destroyed your kitchen. In other words, you shouldn't do it unless you really need to. Another reason the best time to redo your kitchen is after some form of disaster is because you will have the insurance money to pay for this.

If part of the house does get destroyed don't get too upset. This is especially the case if you wanted to revamp any of the rooms in your house anyway. A brand new kitchen is great for so many reasons, for a start you don't need to clean the cooker out for a very long time!

Hopefully this article has helped show you the light side of kitchen renovations.

Stylish Storage Solutions for Your Bathroom

Due to the recent boom in the property market, and subsequently house prices, many owners have chosen to increase the number of bathrooms to add value, particularly in relation to the addition of an en-suite on a master bedroom. With this increase arises an issue of limited space and storage.

The bathroom, unlike any other room has not had storage solutions publicised, as the concentration is on the ceramics and brassware items and creating a contemporary and minimalist look. Although a minimalist appearance is very 'in Vogue' and fashionable in bathroom design, this is achieved through reducing the number of items in your bathroom or creating the illusion of space. What many designs fail to recognise is the practical uses your bathroom has. There are countless numbers of productsEE0 that are used in a bathroom, from shampoo and conditioner to toothpaste and razors, and leaving them to scatter your surfaces will add clutter to your bathroom and negate the luxurious haven that you have created.

Therefore, bathroom furniture is the obvious storage solution, and their design needn't be cumbersome, fussy or expensive. There are many different manufacturers on the market who offer modern storage solutions, from freestanding units to bespoke furniture sets.

There are four different types of storage solution that you could choose; units, complete sets, cabinets and accessories. Firstly, units are a simple way of creating a cupboard beneath your basin, and remove the need for a pedestal in your bathroom. Units can either be wall hung at your desired height, or floor-standing using a leg and plinth set. They are available in a variety of sizes and finishes, from traditional wood to gloss white.

Sloegrin have created a range of units which are minimalistic in style and represent real value for money. Their gloss white mini units offer a solution for smaller bathrooms, and the gloss finish creates the added illusion of space and will tie in with any white tiles. All their furniture comes pre-assembled, so there are no awkward flat-packs to create.

Secondly, similar to units, complete bathroom furniture sets include a basin, but in addition, they also include a back to WC, with the cistern concealed within the furniture itself. Some items also include a bath and taps within the price. These give the added advantage of the set creating a unified look in your bathroom, and the illusion of one larger piece of furniture against a wall, rather than lots of smaller ones.

Another storage solution to stow away bottles and clutter is a mirrored wall cabinet. Placed above a basin, this has the dual purpose of storage and using the mirror to shave. The mirror will also add the illusion of space in to your bathroom. The compact slider by Sloegrin will create a simple and effective storage solution in any bathroom, and has additional features such as a magnetic closure system, sliding mechanism and interior shelves.

Finally, accessories can also be used as a means of storage. However, unlike cabinets, these do not hide the products out of sight, but simply create somewhere to store them close to hand. Styled in a chrome effect, a soap and sponge holder is also suitable for small bottles of product, and is a stylish storage solution that will tie in with other features in your bathroom.

Whatever storage you decide to use in your bathroom, rest assured that there is a solution out there to suit your needs and designs, from corner units to bespoke furniture, you are bound to find something to your taste.

Remodeling Projects Are Not Created Equal

So, you're thinking of remodeling or adding onto your home. That could be one of the wisest things you could do in today's housing market. But you may be asking yourself what projects are the most cost effective. The answer can be more complicated than you might think.

Some things to consider:

What is the purpose of the improvements you are contemplating?
How long do you plan to live in the home after the improvements are made?
What 162Ewill give you the biggest return on your investment?

Let's look at the first two:

The Purpose of the Improvements and Time-frame for Living in the Home. Is your purpose to make the home easier to sell, or have you simply outgrown the space and need more room? Perhaps it is just time to get rid of the Brady Bunch carpet and other groovy designs of the 70's.

If you just want to sell the home and get top dollar for it, some improvements are a great investment; especially in today's housing market. Anything you can do to make your home stand out is a good thing. In some cases it may not bring any extra money to the offer, however, it will shorten the time on the market. Pay close attention to paint condition and color-both inside and out. Bring them into a more neutral color scheme that won't turn off a potential buyer. Clean up the yard and paint the trim of the exterior doors to give a good first impression. These are inexpensive and easy tasks that add curb appeal and make you feel better about living there. Is the carpet worn or out dated? If so replace it.

These improvements are also the first place to start if you just need to bring the home up-to-date so that your friends and neighbors don't have a flash back when they come over for the big game or the kid's birthday party.

If you need some extra room because you have out grown your current home, the best place to start, from an out-of-pocket expense perspective, is in the basement. If you have an unfinished basement you can finish it off with a very reasonable investment. However, if you have plans of selling soon, do not expect to get top dollar for your investment. Homeowners love to finish basements to add resale value to their homes. The sad truth of the matter is that the average return on investment for finishing your basement is about 70%. So if you need the space for an extra bedroom or your family room-- go for it, but don't do it thinking you are going to get a huge return if you sell the home shortly after.

If you are looking to get a return out of your improvements you need to consider which improvement will give you the greatest return. There is no cut and dried answer on this, however, there are some guidelines you need to understand.

I love watching TV shows where investors come in and buy a fixer upper and start throwing numbers around like every improvement made to a home will be worth twice the amount they put into the home. Not true! For example, your home may need new siding to keep it from looking like one of those wrecks that investors want to buy to fix up. You should replace the siding to keep from losing value, but you will only get about 80% return on the investment. You also need to consider how much someone would negotiate you down if you did not replace it. You will most often lose more on the sale price by not replacing or fixing items like siding, carpet and paint.

Now back to what improvements get you the best return for your money. The number one place to start is in the kitchen. As a real estate agent, I saw it time and time again. If a kitchen was modern and up-to-date the asking price was much higher than if it was worn out and dated. On average, statistics show that you will get about 90% of your money back on a kitchen remodel. However, there are things that you can do to either increase that return or to decrease it. For example, if you are using tile, you can find tile from a dollar a square foot up to nine dollars a square foot, or even more. Which one you want to use is based upon the home, neighborhood and amount of time you plan to live in the home. Another way to dramatically update a kitchen is by installing custom cabinets, (an investment that has no limits on what you can spend), or you can go with a good quality modular system that can look custom.

The second best place to add value to a home is in the bathrooms. Updating the bathrooms gives great return on investment. Updating the bathroom gives you a return just short of a kitchen remodel. Again, you can go out of control with fixtures, tile and upgrades, or you can be modest in your choices and still transform an outdated bathroom into a room to be proud of.

Always consider the price, size and neighborhood in picking materials. You don't want a million dollar kitchen in a $200,000 home.

The area I have not covered and I will save for my next article is additions. Additions can also be a great return on your investment; however, there are some pit falls you need to avoid.

You Can Remodel Your Closet In One Day - Part 2

Now that you have got a plan you are ready for action. Solicit some help from a few choice friends you can work well and have a good time. If you know anyone who is project oriented that can be a huge plus. These people know how to get things done. They are used to taking large projects and breaking them into smaller tasks that can be tackled efficiently.

Meet at the hardware or home store as soon as it opens. Usually this is a quieter time for stores. If you wait till mid morning, especially on a Saturday, it can be hectic and you won't be back with your materials till after lunch and may run out of time in the day to finish your project. Take your categorized shopping list and delegate part of it to each person. Stick to your list and don't get side tracked looking at other interesting things. You are there to pick up your closet materials, not to plan a future project. Designate a meeting time at the checkout. Double check the materials to for size and quantity. When organizing your materials at the worksite they should be out of the way, but each item should be easily accessible. Putting everything in one pile can be frustrating when trying to find a specific item. You should now be ready to for the first phase, demolition.

Demolition: Put on your gloves and safety glasses. Be judicious with your use of force. The idea is to deconstruct your closet so that the surrounding walls are left in the best condition possible. Swinging wildly with a sledgehammer is likely to put a hole in a door or send debris flying through the window. Have one person do the demolition and the others form a bucket brigade to pass the wreckage out of the house. Remove all nails and screws that might be sticking out of the wall and thoroughly clean the area before starting to build.

Layout: Referring to your plans detail the closet layout on the closet walls. Measure off the floor where each shelf will go and use your level to scribe a line across the wall. Do this for the entire plan before starting any rebuilding. Draw vertical lines at the edges of each cabinet. At this time you may be able to make limited adjustments with shelving heights if you are unhappy with the layout. Next use the stud finder to locate and mark the center of each stud wherever you have layout lines. Studs will typically be found every 16".

Construct: Start by installing any cabinets you have decided on. Transfer the stud layout to the cabinets and drill one hole towards the top of the box for each stud. While someone holds the cabinet on the layout lines screw it to the wall. Fasten adjacent cabinets together first with clamps then with shorter 1 " screws to avoid blowing through the other side. Shelving may be held up by angle brackets, wood cleats, or plastic hanger clips. Since there will be a lot of weight on shelves and closet poles make sure all fasteners are driven into studs. With brackets in place you can measure up and cut your shelving. Follow the carpenter's mantra, "measure twice, and cut once." Measure up the front and the back of shelves since walls may be out of square.

Spackle up any damaged walls or holes you may have created during construction and pickup some classy matching wooden hangers to finish the project off.

The Types and Features of Sunrooms

A specially built room enclosed mostly with glass to afford maximum exposure to sun is what is called a sunroom. Why Adding A Sunroom?

Beautifying Sunrooms with Sunroom Furniture

The sunroom is not complete if it is not properly filled with appropriate furniture. The type of sunroom furniture will depend on the reason why you have built it. If it is built in the attic, you can fill it with recreational furniture with comfortable sofas, music system, television sets and exercise equipments. If built in the bathroom for a spa experience, it needs to be properly decorated with bath and shower fixtures, perfumed candles, potted plants and soft carpets. If it is your bedroom, fill it up with a master bed with rugs, cushions and plants.

Similarly, a sunroom built as a den or a study can have wooden shelves to accommodate the books with cushions, lamps and rocking chairs. For dining purpose, you can have a center table with similar chairs surrounding it with a chandelier hanging in between. You can use it as an enclosed patio filled with sofas, chairs, floral vases and shelves to accommodate drinks and food. For kitchen purpose, you can fill it with a side table facing the glass with ovens, fridge, cutlery, flower baskets and chairs. Likewise, depending on the reason it is to be used, whether as an office room, private spa or recreational room, you fill in the furniture accordingly.

The Common Sunroom Plans

There are a number of factors that you need to consider while preparing your sunroom plans. You need to check out for planning permission. Cooperate with the constructors. According to your budget, buy the best sunroom you can afford. Prior to building it, collect information on the construction material and glazing options. Place the furniture before designing the sunroom to have an idea of the size that you require. Make sure that you calculate the size of internal floor and consider the quotations before making the purchase.

Try to use colors that match the color of your house. Make sure that there has effective insulation, glazing and roofing system. Make the height of the floor same as that of your house. Do not build the dwarf walls high as it can restrict your garden view. Build it in a room that is well used. Always select a style and shape for your sunroom that will not only go well with your room, but also enhance the overall appearance of the house.

As far as sunroom style is concerned, there are four basic styles Straight, Curved, Cathedral, and Conservatory. The patio sunroom enclosure brands can have aluminum finishes with wooden beams, with a straight, solid, insulated roof. The elegantly curved solarium designs are provided with balanced graceful lines adding a sophisticated look to your house. The Cathedral sunrooms are provided with vaulted ceilings and both side slanting roofs, offering both modern comfort and traditional style. The Conservatory style makes use of a number of glass pieces merging into a single beam on the roof. They can be styled in Victorian and Georgian models to lend a classic touch to your room.

The solariums are energy efficient. They offer low reflectivity and high visibility. The sunrooms offer you peace of mind as you sit amidst nature and indulge in you favorite pastime. It is not only healthy for the mind, but also for the body as the sunlight streaming in boosts the production of Vitamin D. The sunrooms provide you with 365 days of comfortable and healthy living, allowing you to enjoy both outdoor and indoor environment, all year round, which are better called Four Season Sunrooms

Contractor Referral Services Are Not Created Equal

In 2006 Americans spent $198.6 billion on remodeling, home repair and other small construction projects, a 12.3% increase from 2004 according to the U.S. Census Bureau. The reasons for remodeling vary, but generally homeowners are looking for anything that adds convenience, space, comfort and value to their home.

Along with this increased spending, homeowners are always searching for ways to free up more time in their already hectic schedules. Many homeowners spend more time at work than they do at home. When they do find free time the last thing they want to be doing is spending those valuable hours researching and screening potential contractors for their home projects.

Prescreened Contractors

When a need is born so are new business opportunities. With the American homeowner constantly looking for ways to enjoy their free time, services were created to help minimize the time and effort required to find reliable home contractors. "Prescreened contractors" is the new buzz word in the online remodeling, home repair, and new construction industries. These are typically local contractors who have had their business insurances, references, and trade licenses checked out and verified by these web-based services. Once they get approved by these services the contractors are then matched up with homeowners requesting their specific trade skills.

The concept behin5B4d prescreening contractors is very appealing to those homeowners that have no idea who to call for their home project needs AND it offers them something even more appealing-it saves them TIME and MONEY!

If done correctly, the proper screening of a contractor can take a substantial amount of time. Most homeowners know this and that is why many of them do not take the time to do it right and end up hiring the wrong contractor. Or worst yet, hire a contractor who does poor quality work or just takes their money and runs with it. It happens all the time but it does not need to be this way.

Prescreened contractor referral services are like any industry-there are large national organizations and smaller regional or local versions. Both can be helpful to the homeowner and it is important to remember that contractor referral services are NOT created equal.

Let's take a look at how they might differ.

National Contractor Referral Services

National contractor referral services have been around for a few years. No matter where you live you can contact one of these businesses via on-line job request forms and have a contractor referred to you. These companies advertise their services as free-to-use by the homeowner. Many make their money by charging network contractors a fee per lead and/or an annual membership fee.

For the consumer this may be an acceptable way to learn of contractors interested in your pr5B4oject. Dealing with national companies and the large volume of requests they receive, the homeowner may not receive the personalized attention they would like. Also, national contractor referral services rarely, if ever, meet the contractors that they prescreen.

Regional or Local Contractor Referral Services

These smaller, more personalized versions of the national contractor referral services are also free-to-use and have become very popular in recent times. In many cases you are dealing directly with the owner of the business. Just being able to speak with a real person who wants to make sure you are referred the best possible contractor for your project is extremely appealing to many homeowners.

Usually these smaller contractor referral services deal with fewer contractors, get to know them personally and develop a mutual respect for each other. They are also more likely to follow up with homeowners about their projects results and will also verify insurance information and licenses on a more regular basis. Maine-based Home Project Partners is an example of a small contractor referral service which operates like this and also stands by its clients as an added service. If a client has a concern or problem with a contractor, Home Project Partners helps resolve the problem. This often results in a much better experience for all involved, especially the homeowner.

In Summary

No matter how a hom586eowner finds out about a particular contractor it is best if the homeowner remains an active participant in the project. Staying on top of what is going on and being able to address any concerns with the business owner or project manager is a must to make sure your project goes as smooth as possible.

Paul Lawrence has owned and operated Home Project Partners, a free-to-use, Maine-based contractor referral service, since 2002. He helps bring homeowners together with reliable, quality-conscious, pre-screened home contractors skilled in numerous trades.

Remodeling the Bathroom

When many people decide to take on the task of remodeling their home there normally is a lot of thought and consideration that goes into the planning and reconstruction aspect of it. If you have decided to remodel your bathroom then there are several ways to do this. From remodeling the Master Bedroom bathroom to remodeling the family and common bathroom there are a whole host of ways you can increase value of the space for when it's time to sell.

The most essential rule to bear in mind, though, is that you don't want to get too financially caught up with the remodeling project of your bathroom if you are going to turn around and sell your home. First, you may not get all of your money back. Second, it may not even be necessary to do major remodeling in order to update the bathroom.

Adding a Jacuzzi

However, there are numerous things that homeowners are able to do in order to make their bathrooms like nice, elegant, and ready to sell. The first idea is to add a Jacuzzi to your bathroom. Adding a Jacuzzi to your bathroom requires a larger amount of detail than you would have thought which actually takes care of the majority of the decisions about remodeling the bathroom in the first place.

In order to actually add a Jacuzzi to your bathroom then you will need to ensure the space is large enough. Many people find that they have too small of a bathroom anyway and this leads them to increase the dimensions of their bathroom.

Along with adding a Jacuzzi to your bathroom, though, you may decide to go ahead and take on the remodeling of the bathroom floors, too. As an alternative to having regular tiles on the bathroom floor quite a number of people decide to add some kind of laminate flooring.

Simple Bathroom Fixes

Even though adding a Jacuzzi to your home seems the most ideal thing to do, it may in fact not be the most cost effective. On the other hand, there are a number of basic small remodeling ideas that you can take into consideration in order to change the bathroom.

For starters, adding an automatic towel heater is a good idea. Adding something useful like this will naturally make the value of your home go up, but it's something that won't take all that much additional money to do.

Another small project that you can accomplish, possibly even by yourself, is the addition of bathroom cabinets. This is a great remodeling project to do for the bathroom because it adds additional storage that practically everyone needs for their home, especially the bathroom. Strong and sturdy cabinets that are actually built like they are recessed into the wall add a great deal of luxury, especially when they are finished cabinets made out of sturdy materials.

A couple other small yet effective ways to remodel the bathroom comprises replacing the toilet and adding an entertainment center to the bathroom. Even though the entertainment center idea may not be too familiar, many people actual59Ely do decide to add television sets on the wall.

If you are a homeowner then these are some great ways to get involved with remodeling the whole bathroom. By ensuring that essential designs are kept to a minimum and money is saved, homeowners will absolutely be able to have great bathrooms for their home!

What to Look for When Walking a Property

1 Price - Before you even go to look at the property you need to make sure that the price is way below the market value of the real estate in that area otherwise you are wasting your time looking at properties that you cannot make any money on. So you need to make sure it is so far below the price of other house that you can fix it up, hold it, and pay fees and commission and still make a huge profit.

2. Foundation - I buy and sell real estate in Texas and foundation is a huge problem here, and it is the first thing I look at. If there is foundation damage you need to see how much this is going to cost to have fixed. Many times when I am looking at a property I can call my foundation guy and he will come out and give me a free quote on the spot. Foundation damage can drain a budget so until you are comfortable with you skills at judging the amount of foundation damage call a pro for a quote and then factor that in your budget. When looking on the outside and inside of the house you are looking for cracks above windowDE1s, along brick mortar, over doors, and in corners, and many times you can feel the foundation sinking in certain areas of the house. Be sure to walk to the corners on the rooms and you will be able to tell if the piers have sank.

3. Roof - Next I check the roof by counting the layers of shingles. Normally if there is over 2 layers of shingles you are going to need to replace the roof. Also, as you are walking through the inside of the house look up at the ceiling and look for water spots. This is also a huge indicator that you are going to need to replace a roof. Your foundation and roof are normally you 2 biggest expenses.

4. Walls - Look for holes or damaged sheet rock that is going to need to be replaced. Drywall is cheap and not a big deal, but does cause a lot of buyers to run away from the property. I love houses with holes kicked in all the walls. Holes = Money

5. Electrical - Look at condition of breaker box. If you are going to add something like a A/C unit you might have to upgrade the electrical, so you need to keep that in mind. Next if the power is on to the house you can check the lights and buy a cheap power test that you can plug in a wall to tell you if it has power, and you can get an idea if the electrical has issues in the house.

6. A/C and Heat - Check to see the age and condition of the air conditioning unit in the potential flip so that you can see if you might have to replace them and leave room in the budget if you think you might have to replace the unit.

7. After that cabinets - Look to see if you can use the old ones or if you are going to have to replace them all.

8. Counter Tops

9. Plumbing - Make sure the toilets will flush and water will run. The water heater is normally off so you can't test it, but you can look to see how old it is, and that will give you a ideal if you are going to have to replace it. See how many faucets, toilets, shower heads, and other plumbing fixtures you might need and factor them in the budget. I normally replace almost all the plumbing fixtures to give the house the new look.

10. Flooring - See how much of the flooring is going to be fixed or replaced. I always if possible refinish my hardwood floors, and put down ceramic tile. If there is no hard wood I will estimate the cost for carpet.

11. Paint - Don't for get to price paint inside and out

12. Appliances - I normally replace all the appliances, so you need to factor that in as well.

Alternatives Before Buying

If you are the type of person who fell in love with the first person you met, buys the first car you see, orders the first item on the menu in a restaurant and purchases the first pair of pants you try on, then you will likely be in for a rude awakening if you become involved in renovating your home.

The variety of different goods for even the simplest renovation objective are almost limitless. Each item brings a different combination of features and every contractor / installer brings a different combination of experience and abilities.

Take awnings as an example. We were talking just the other day that once the spring comes (our first in this house) we should have awning placed on the outside of our family room windows. You see, the back of our house (where the family room is located) faces due south, which means of course that it gets direct sun light all of the time that the sun is not hidden by clouds.

In the summer this ads a tremendous amount of heat into the family room, thus adding to our air conditioning bill. And, all year round, direct sun dims the visibility of the television as well as can be damaging to the hardwood floor in the room, possibly even with the see through window shades we have installed.

So, not knowing anything at all about awnings a quick check of the Internet was an eye opener. There are many different companies just in our area who manufacture or who sell and install awnings, each with their own different features, it's almost too much to take in at once. And, each web site seems to be better than the next, offering a unique feature that we did not see on the other web sites of awning distributors.

Yes, we have fallen into the trap ourselves on this renovation of taking the first vendor who came along. We won't be doing that again and encourage you do to likewise. Major renovations are not cheap. Competition is a wonderful thing. Make sure you do your research on any aspect of home renovation. This goes for something simple like a door handle (how do you know which style you really want if you don't know what styles are actually available?) to something more complex like a kitchen remodeling, or the installation of solar heating or solar-electric panels.

Yes, it will take more of your time to do research on the alternatives. But you know what? Once you have made your selection, you will appreciate it even more as you will continually compare it to the other alternatives you discarded. And, because you did your research, you will likely end up with a less costly product of greater quality with the features that are important to you.
